Lavender on the Valensole plateau, the Verdon gorges and Lake Sainte-Croix, the hills around Forcalquier and the northern slopes of the Luberon form the setting of any wedding venue for sale in the Alpes-de-Haute-Provence (04). Couples come for a country wedding in Haute-Provence, mostly from June to September, and companies from the Marseille and Aix area for a quiet seminar away from the coast.
Venues here are often large estates of several hectares combining a reception building, many beds, a pool and landscaped grounds. This page is for buyers looking for an event estate, a wedding venue to take over or a seminar venue to create, and for owners planning a sale. The type of municipality matters: across sales from mid-2020 to 2025, the median ranges from €230,000 (tourist coastline) to €276,950 (peri-urban countryside). For a tourism business, coastal and tourist-inland municipalities are the relevant benchmark.

The département records too few sales of large houses for its own median, so the benchmark is the regional figure, €2,475,500 over 2021-2025, driven by the Côte d'Azur and the Var. Haute-Provence estates sit below that level but far above the country house market, whose 2025 median of €260,000 is the lowest in the region. That median has still risen 18.2% since 2020, a sign of growing interest in the hinterland. Tourist inland areas (€238,500) remain slightly cheaper than peri-urban rural areas (€276,950) near Manosque and the Durance: here the setting still comes at a contained price.
In the south-west, the Forcalquier area and the northern Luberon, inside the Luberon regional nature park, offer bastides (country manors), farmhouses and estates among olive trees, within reach of Aix-en-Provence and Avignon. In the centre, the Valensole plateau and the Verdon regional nature park draw visitors with summer lavender and the Sainte-Croix and Esparron lakes; the wedding season there overlaps with peak tourism.
Further north, Digne-les-Bains, the Haute-Provence Geopark, Sisteron and the Ubaye valley offer lower prices and a mountain setting, with a shorter season. The A51 motorway follows the Durance to Aix-en-Provence and Marseille; Aix-en-Provence TGV station and Marseille-Provence airport serve guests from further afield. Quick motorway access supports corporate events; a remote plateau appeals to couples.
Traditional buildings combine dry stone, thick walls and Roman-tile roofs; barns, sheepfolds and dovecotes can become halls once brought up to standard. A hall open to the public is an ERP (établissement recevant du public) of type L: permitted capacity follows ERP rules (floor area, use, exits) and opening requires the opinion of the safety commission. Serving alcohol requires a suitable licence and an operating permit; on a takeover, check the licence and its transfer at the mairie (town hall). Outdoor parties call for a noise impact study. Risks include wildfire on wooded hills, floods on the Durance and mountain streams, and the loi Montagne (mountain planning law) in the north. Off-mains drainage is inspected by the SPANC. Our guide to buying a reception venue (in French) covers these points.
With no local median for large houses, start from country houses: one in ten sold above €381,754 in 2025, and an estate with several hectares, halls and accommodation sits well beyond that. Add purchase costs, which you can estimate with our notary fees calculator (in French), and compliance works.
Business peaks in the warm months, when lavender and lakes draw couples. Off-season seminars, family events and group stays help smooth income. Ask an accountant to build a forecast from the seller's accounts rather than relying on quoted occupancy.
The property is conveyed by a notaire (the public officer who handles French property sales); the fonds de commerce (name, clients, contracts, equipment) is transferred under its own formalities. Buying both gives full control; buying the business alone depends on a solid lease.
