Searching for a B&B for sale in Pays de la Loire means choosing between two sides of the same region: a busy Atlantic coastline, from the Guérande peninsula to the beaches of Vendée, and an interior of river valleys, châteaux and vineyards that follows the Loire and its tributaries. The Loire Valley UNESCO World Heritage site, Saumur, Angers, Fontevraud Abbey, the Plantagenet old town of Le Mans, the Puy du Fou theme park, the Marais poitevin wetlands, the Guérande salt marshes and the island of Noirmoutier attract French families as well as British, Belgian, Dutch and German visitors. Three long-distance cycle routes widen the clientele further.
Properties range from stone houses of character to develop, to groups of cottages near the beaches and large character estates near a town. This page is for buyers of a running guest house or a property to convert, for people comparing the five departments and for owners preparing to sell. At a 2025 median of €190,000, the regional country house is in line with France as a whole, but internal gaps are wide: over 2020-2025 the median reaches €280,000 in tourist coastal municipalities against €168,700 in tourist-inland areas, the only type of municipality where prices have fallen since 2021. A four- or five-bedroom guest house usually passes the regional top decile of €308,000 and joins the prestige market, whose median rose from €630,000 in 2021 to €750,000 in 2025. Loire-Atlantique, with a €1,000,000 median for such homes, stands apart; Mayenne and Sarthe are the most affordable entry points.
The coast is the first market. In Loire-Atlantique, the Guérande peninsula and the Côte de Jade combine beach holidays with the pull of Nantes; in Vendée, the shore from Saint-Jean-de-Monts to Les Sables-d'Olonne and La Tranche-sur-Mer lives mainly off family summers. Prices are highest here and the loi Littoral (coastal planning law) restricts extensions. The second market follows the Loire: the Saumurois, the Layon hills and the riverbanks around Angers, where wine, châteaux and cycling bring a long season from spring to autumn. The third is the inland countryside: the Loir valley and Perche in Sarthe, the Alpes mancelles, the Mayenne valley and the Vendée bocage around the Puy du Fou, where more space costs less but trade is more seasonal. High-speed trains put Le Mans, Angers, Laval and Nantes within easy reach of Paris, the A11, A81, A87 and A83 motorways cover the region, and Nantes-Atlantique airport serves major European cities.
Building styles vary across the region: white tuffeau limestone and slate in Anjou and southern Sarthe, granite and schist in Mayenne and northern Loire-Atlantique, low whitewashed houses with curved tiles in Vendée, thatched cottages in Brière. Coastal flooding and erosion affect the shoreline, especially in Vendée since storm Xynthia; the Loire, Sarthe, Mayenne and Loir valleys can flood, and cave-riddled hillsides in the Saumurois and Loir valley carry a collapse risk. Outside villages, septic tanks are common and are checked by the SPANC inspection service. A chambres d'hôtes business is limited to 5 rooms and 15 guests at a time, breakfast included, and must be declared at the mairie (town hall); beyond that it becomes a public-access building. Serving local wine at the table d'hôtes (evening meal for guests) requires at least a restaurant licence and a specific permit. Our article on the best French regions for a guest house (in French) puts the region in context.
The coast fills quickly in July and August but has quiet winters, especially in Vendée. The Loire Valley draws cultural visitors and cyclists from spring to autumn, with steadier bookings but often lower nightly rates. Compare scenarios with our B&B profitability and tax simulator (in French), then have an accountant check them.
Two land-registry benchmarks frame most projects: €190,000 for a country house in 2025 and €665,000 for a prestige home over 2021-2025. Guest houses sit in between depending on size, condition and location, with a clear premium on the coast and in Loire-Atlantique. Add purchase costs, compliance work, room fit-out and working capital for the first season.
The building changes hands before a notaire, the public official in charge of property sales, first through a compromis de vente (preliminary contract), then the final deed; furniture, website, guest list and bookings are negotiated separately and written into the contract. Ask for recent accounts, reviews, mandatory surveys and the septic inspection; the new owner then files a fresh declaration at the mairie. Our guest house buying guide (in French) covers every step.
