From the Puy du Fou to the Atlantic beaches, a B&B for sale in Vendée taps into one of western France's great family holiday departments. The long beaches of Saint-Jean-de-Monts and La Tranche-sur-Mer, the harbour of Les Sables-d'Olonne, start of the Vendée Globe sailing race, the island of Noirmoutier with its tidal causeway, the Île d'Yeu draw crowds each summer. Inland, the Puy du Fou historical theme park, the Marais poitevin wetlands and Maillezais Abbey extend the season well beyond the school holidays.

Vendée is expensive on the coast and reasonable inland: over 2020-2025, country houses in tourist coastal municipalities sold for a median €270,000, against €192,000 in tourist-inland areas, which have risen faster (+11.1% since 2021). A four- or five-bedroom guest house often passes the department's top decile of €330,000 and is then compared with prestige homes, where the median is €580,800 over 2021-2025, with nine sales in ten between €384,500 and €1,088,100.
The coast runs from the Pays de Monts and its dune forests to Saint-Gilles, Les Sables-d'Olonne and La Tranche-sur-Mer; summer demand is strong, prices are high and the loi Littoral (coastal planning law) limits extensions. The Haut-Bocage around Pouzauges, Les Herbiers and the Puy du Fou lives off families booking several nights for the park, while the south, from the Marais poitevin to Fontenay-le-Comte, suits nature, boating and cycling breaks. The A87 links La Roche-sur-Yon to Angers, the A83 joins Nantes and Niort, TGV trains serve La Roche-sur-Yon and Les Sables-d'Olonne, and Nantes-Atlantique is the nearest airport.
Low whitewashed houses with curved tile roofs, thatched bourrines in the northern marsh and stone farmhouses make up the local stock: check roof timbers, render and rising damp. Since storm Xynthia, coastal flooding is a key issue on the southern coast, so read the coastal risk plans before making an offer; some dune areas face erosion and summer fire risk in the pine forests, and the Marais poitevin and river valleys can flood. Inland, many houses have a septic system inspected by the SPANC service. A chambres d'hôtes business is limited to 5 rooms and 15 guests at a time, breakfast included, and must be declared at the mairie (town hall); beyond that it becomes a public-access building. Serving wine at dinner requires at least a restaurant licence and a specific permit. See also our article on holiday rental taxation (in French).
On the tourist coast, an ordinary country house already sells for a median €270,000; a guest house near the beaches quickly joins the prestige market, around €580,800. Add purchase costs, works and fit-out, then test your figures with our B&B profitability simulator (in French).
It can accommodate guests from a nearby wedding, within the limit of 5 rooms and 15 people. Hosting the reception itself is different: a room open to the public is a public-access building subject to a safety commission review and the right licence. For that, look at our wedding and event venues.
Gather the town hall declaration, recent accounts, booking history, reviews, mandatory surveys and, on the coast, the natural risk report. The sale goes through a notaire, the public official who handles conveyancing, with a compromis de vente (preliminary contract) then the final deed.
