A B&B for sale in Loire-Atlantique draws on the Atlantic coast and on Nantes, which feeds both weekend breaks and business travel. The Guérande salt marshes, the long beach at La Baule, the thatched cottages of the Brière regional nature park and the coves around Pornic attract families and Northern European visitors, while the Muscadet vineyards and the Loire à Vélo cycle route stretch the season inland.

Properties range from restored longères (long stone farmhouses) with outbuildings to maisons de maître and groups of cottages near the beaches. This page is for buyers of a running guest house, for newcomers planning to open their own chambres d'hôtes on the coast or among the vineyards, and for owners preparing to sell. Set up an email alert (in French) to hear about new properties in the department.

The coast sets the benchmark here: over 2020-2025, country houses in tourist coastal municipalities sold for a median €330,000, against €185,000 in the deep countryside. A house large enough for five guest rooms quickly passes the department's top decile of €353,000 in 2025 and moves into the prestige market, where the Loire-Atlantique median reaches €1,000,000 over 2021-2025, the highest in the region, within a range of €525,000 to €2,000,000. The rural interior, up 8.6% since 2021, remains cheaper.

Coast, estuary or vineyards: where to buy

The Guérande peninsula, from La Baule to Le Croisic and Guérande itself, has the strongest seaside demand and the highest prices, and the loi Littoral (coastal planning law) restricts extensions. South of the estuary, the Côte de Jade from Saint-Brevin-les-Pins to Pornic is more family-oriented and slightly cheaper, backed by the Pays de Retz. South-east of Nantes, Clisson and the Sèvre nantaise valley appeal to wine and heritage lovers. Brière and the Châteaubriant area, further north, are cheaper but more seasonal. The A11 links Nantes to Paris, the N165 runs to southern Brittany, TGV trains serve Nantes, Saint-Nazaire and La Baule, and Nantes-Atlantique airport has European flights.

Thatch, slate and sea air: what to check

Expect schist or granite longères, thatched Brière cottages and seaside villas. A thatched roof needs regular upkeep and affects insurance, so ask for the re-thatching invoices. On the coast and in the estuary, check the risk plans for coastal flooding and erosion; the Brière marshes and the Loire and Erdre valleys are flood-prone. Isolated houses usually rely on septic systems, which the local SPANC service inspects. A chambres d'hôtes business is limited to 5 rooms and 15 guests at a time, breakfast included, and must be declared at the mairie (town hall); beyond that it becomes a public-access building. Serving wine at the table d'hôtes requires at least a restaurant licence and a specific permit. See our article on whether an evening table d'hôtes pays (in French) and our guide to B&B taxation (in French).

Buying a guest house in Loire-Atlantique: your questions

What budget for a B&B for sale in Loire-Atlantique near the sea?

On the tourist coast, an ordinary country house already sells for around €330,000. A four- or five-bedroom guest house with a garden and parking sits closer to the prestige market, with a department median of €1,000,000. Add purchase costs, compliance work and room fit-out, then test your figures with our B&B profitability simulator (in French).

Should I take over a running business or start from scratch?

A going concern brings existing guests, online reviews and forward bookings, but the price reflects that; ask for recent accounts. Starting from scratch costs less upfront but grows more slowly. Our guest house buying guide (in French) explains each step, from the compromis de vente (preliminary contract) to completion before the notaire, the public official who handles property sales.

How do I sell my guest house near Nantes or the coast?

Prepare the town hall declaration, turnover for recent seasons, booking history, reviews, mandatory surveys and the septic inspection. Then list your property with us.
