Close to Paris, facing the Channel and rich in world-famous heritage, a B&B for sale in Normandy serves a large and varied clientele. Mont-Saint-Michel, the D-Day beaches, Bayeux and its tapestry, Honfleur, Deauville, the cliffs of Étretat, Giverny and Monet's gardens, and Rouen cathedral draw French families, North American and British remembrance visitors, Impressionism lovers and Parisian weekenders. Ferries from Cherbourg, Ouistreham, Le Havre and Dieppe link the region to England, and Cherbourg also to Ireland, while the cider route, cheeses and stud farms stretch the season inland.
Properties range from half-timbered Pays d'Auge manors to granite longères (long farmhouses) in the Cotentin, thatched cottages in the Pays de Caux and Perche manor houses, as well as bocage estates surrounded by pasture and family homes combining guest rooms and horses. This page is for buyers of a running business, first-time hosts comparing the five Normandy departments, and owners preparing a sale. Agents, notaires and private sellers all list here; set up an email alert (in French) to follow new properties.

With en-suite rooms, shared living space and a garden, a guest house quickly outgrows the typical Normandy country house, which sold for a median €189,000 in 2025. Location weighs heavily: over 2020-2025 the median reaches €238,300 on the tourist coastline against €158,566 in the deep countryside. Once size, grounds and outbuildings add up, the property joins the prestige market, with a regional median of €670,000 over 2021-2025, rising steadily from €613,000 in 2021 to €760,000 in 2025. Departments differ sharply: Calvados leads at €800,000 for prestige homes, the Manche is lowest at €523,000, and the Orne has the most affordable country houses.
The coast concentrates demand. The Côte Fleurie and the Alabaster Coast, from Honfleur to Cabourg and from Étretat to Dieppe, live on Parisian weekends and carry the highest prices; the Cotentin coast and the bay of Mont-Saint-Michel combine international visitors with a long season; the D-Day beaches draw remembrance visitors throughout the warmer months. The tourist inland, from the Pays d'Auge, the Suisse normande and the Perche to the Seine valley with Giverny and its abbeys, trades on heritage, food and countryside at more moderate prices. Further from the main flows, the bocage of the Manche and the Orne, the Pays de Bray or the Pays d'Ouche offer large properties at lower prices, with trade more dependent on summer and school holidays. The A13, A28, A29 and A84 motorways, rail links from Rouen, Caen, Le Havre, Évreux and Cherbourg to Paris, and Deauville and Caen airports provide access.
Building styles change from one pays to the next: timber frame and cob in the Pays d'Auge, brick and flint in the Pays de Caux, limestone around Caen and Bayeux, granite and schist in the Manche and the western Orne. Thatch, half-timbering and old walls need their timbers, damp and insulation checked in a mild but rainy climate. The chalk subsoil of Upper Normandy holds many marl pits; cliffs are retreating and marine flooding threatens some low-lying areas, where the Loi Littoral (coastal planning law) restricts extensions; valleys are flood-prone. Outside villages, the SPANC service inspects private septic tanks. A chambres d'hôtes business is limited to 5 rooms and 15 guests at a time, breakfast included, with a declaration at the mairie (town hall). See our article on opening chambres d'hôtes (in French).
Yes: private owners advertise on ma-propriete.fr next to estate agents and notaires. The sale still goes through a compromis de vente (preliminary contract) and a final deed signed before a notaire, the public official who checks titles, easements and surveys. Check the septic system, planning status, accounts and bookings yourself, and read our guest house buying guide (in French).
Cider, perry, pommeau, Camembert, Livarot, Pont-l'Évêque and seafood make Normandy cooking a reason to stay, especially in the countryside where restaurants are scarce in the evening. Serving cider or wine requires at least a restaurant licence and a specific permit. Our article on whether a table d'hôtes pays (in French) helps you decide.
Work from two benchmarks: €189,000 for a country house in 2025 and €670,000 for a prestige home over 2021-2025, with most guest houses in between depending on size, condition and location. Add purchase costs, compliance work and fit-out, then test your figures with our B&B profitability and tax simulator (in French).
