A B&B for sale in the Orne means settling in the Normandy of forests, stud farms and hedged farmland, away from the coast but within reach of Paris. The Perche with its manor houses and Percheron horses, the spa town of Bagnoles-de-l'Orne in the Andaines forest, the Haras national du Pin stud, the medieval town of Domfront and Alençon lace draw city dwellers looking for quiet, spa guests, riders and heritage lovers.
Suitable properties range from Perche manors with turrets to stone houses surrounded by pasture and pear-orchard farms in the Domfrontais. This page is for buyers taking over or starting a guest house and for owners preparing to sell. An email alert (in French) will tell you about new Orne properties.

The Orne is Normandy's most affordable department: country houses sold for a median €139,000 in 2025, nine in ten below €230,000, on plots averaging 4,986 m². For a guest house, the relevant benchmark is the tourist inland, which covers the busiest areas: a 2020-2025 median of €150,000, but up 27.7% between 2021 and 2025, the sharpest rise in the department. A five-bedroom house belongs rather to the prestige market, with an indicative median of €570,000 and eight sales in ten between €370,000 and €927,400.
In the east, the Perche regional nature park around Mortagne-au-Perche and Bellême attracts Parisian weekenders who come for manors and forests. In the centre, Alençon, Sées cathedral and the Écouves forest in the Normandie-Maine regional park draw walkers. In the west, the bocage from Flers to Domfront and Bagnoles-de-l'Orne combine spa breaks, forest, cycling and perry, and spa guests spread bookings across much of the year. In the north, the Orne side of the Pays d'Auge and the Argentan area near the Haras du Pin appeal to lovers of cheese, horses and nature. Access is via the A28, the A88, the N12 towards Paris and the Paris-Granville railway serving L'Aigle and Argentan. The season is shorter than on the coast.
The Perche builds in limestone and roussard, an iron-rich sandstone, under flat-tile roofs; the bocage uses granite and schist, and the Pays d'Auge timber framing. These large old houses need their roof timbers, damp and insulation checked. The Orne, Sarthe and Huisne valleys are flood-prone, and granite areas in the west call for a radon test. Septic systems are inspected by the SPANC service and must match the number of guests. A chambres d'hôtes business is limited to 5 rooms and 15 guests at a time, breakfast included, with a declaration at the mairie (town hall); serving cider or perry at dinner requires at least a restaurant licence and a specific permit. See our article on whether a table d'hôtes pays (in French).
Entry prices are the lowest in Normandy: a median €130,000 for a country house in the deep countryside. But a cheap house often needs heavy work to provide en-suite rooms, proper insulation and a compliant septic system. Build these costs into your financing plan (in French) from the start.
Weekends and school holidays fill well, weekdays much less. Lasting businesses broaden their clientele: riders, spa guests, walkers, small work groups. Keep assumptions cautious and compare areas with our article on the best regions for a guest house (in French).
The notaire, the public official who handles conveyancing, drafts the compromis de vente (preliminary contract) and the final deed, checking titles and surveys. Furniture, website and bookings pass to the buyer if the contract says so, and the buyer files a fresh declaration at the mairie.
