Calvados is the most expensive Normandy department for a country house: a median of €225,400 in 2025, against €189,000 for the region. A five-bedroom house quickly exceeds the top decile of €388,532 and moves into the prestige market, where the department median reached €800,000 over 2021-2025. Location matters as much as size: over 2020-2025, both the tourist coastline and the tourist inland sit around €297,750, far above the €178,000 of the deep countryside, where entry is cheaper but the season shorter.
The Côte Fleurie, from Honfleur to Cabourg via Trouville, Deauville and Houlgate, has the steadiest demand and the highest prices, with horse racing and festivals stretching the season. Just inland, the Pays d'Auge around Pont-l'Évêque, Beuvron-en-Auge and Lisieux appeals to lovers of countryside and cider. To the west, the Bessin links Bayeux, its tapestry and cathedral, with the D-Day beaches, whose visitors from North America and the UK often stay one or two nights. In the south, the Suisse normande around Clécy and the Vire bocage offer hiking and canoeing, with lower prices and a shorter season. Access is via the A13, the A84, Caen and Lisieux stations, Deauville airport and the Ouistreham-Portsmouth ferry.
The Pays d'Auge is timber-frame country: half-timbering, cob infill and flat-tile or slate roofs need their timbers checked for damp, while Bessin limestone is prone to rising damp. In the Touques, Dives, Orne and Vire valleys, check the flood risk; on the coast, marine flooding and cliff erosion affect several municipalities covered by the Loi Littoral (coastal planning law). Septic systems are checked by the SPANC service. A chambres d'hôtes business is limited to 5 rooms and 15 guests at a time, breakfast included, and must be declared at the mairie (town hall); serving cider at dinner requires at least a restaurant licence and a specific permit. On the tourist coastline, an ordinary country house sold for a median €297,790 over 2020-2025. A house large enough for five bedrooms usually belongs to the prestige market, where only one sale in ten in the department fell below €420,000.
