A B&B for sale in Île-de-France does not depend on the summer holidays alone: around Paris, rooms are filled by international tourists, business travellers, wedding guests and Parisians looking for a weekend in the country. Beyond the capital, the region counts major sites such as the palaces of Versailles and Fontainebleau, the medieval town of Provins, Auvers-sur-Oise where Van Gogh spent his last months, Vaux-le-Vicomte, Rambouillet and Royaumont abbey. Regional nature parks, including the Vexin français, the Haute Vallée de Chevreuse and the Gâtinais français, protect a landscape of forests, valleys and stone villages.
Properties are often large: mills combining guest rooms and gîtes, manor houses with grounds, estates able to host events. This page is for buyers of a running chambres d'hôtes business (a B&B run from the owner's home), for people comparing departments, and for owners preparing to sell. Set up an email alert (in French) to hear about new properties.

Île-de-France is among the most expensive markets in France: country houses sold for a median €280,000 in 2025, against €189,200 nationally. A five-bedroom guest house with grounds almost always belongs to the prestige segment, where the regional median is €1,263,100 over 2021-2025. The gap between departments is wide: €785,000 in Seine-et-Marne, €887,000 in Essonne (indicative) and €1,524,000 in Yvelines. The annual median rose from €1,190,000 in 2021 to €1,445,000 in 2025 (indicative). For country houses, tourist inland villages, at €250,000, are cheaper than the peri-urban countryside, at €289,000.
Four rural belts surround the city. To the west, Yvelines combines Versailles, the Chevreuse valley and the forest of Rambouillet: international and business guests, but the highest prices. To the south, Essonne mixes the Saclay research plateau with the sandstone country of the Gâtinais and the Beauce plains. To the south-east and east, Seine-et-Marne, the largest department in the region, offers Fontainebleau, Provins, the Loing and Morin valleys and the Brie plateau, plus the Marne-la-Vallée theme parks, at the most affordable prices. To the north, Val-d'Oise has the Vexin français, the Oise valley and easy access to Roissy. The inner suburbs are urban and suit townhouses with a few rooms. Charles de Gaulle and Orly airports, the high-speed stations of Marne-la-Vallée–Chessy and Massy, the Paris mainline stations, the RER and the A1, A4, A5, A6, A10 and A13 motorways serve the whole region.
Expect millstone, limestone and sandstone, courtyard farms in the Brie, Vexin and Beauce, bourgeois houses and valley mills; roofs and insulation are costly to renovate. The Seine, Marne, Oise and Loing valleys are covered by flood risk plans, and shrink-swell clay affects many plateaus. Near listed monuments, exterior work needs the approval of the state heritage architect. A chambres d'hôtes business is limited to 5 rooms and 15 guests at a time, breakfast included, and must be declared at the mairie (town hall); above that, the building is treated as a public venue. Serving wine at the table d'hôtes, the evening meal shared with guests, requires at least a restaurant licence and a specific permit. See our guide to opening chambres d'hôtes (in French).
It depends on the department. Country houses sold for a median €250,600 in Seine-et-Marne in 2025 and €346,650 in Yvelines; for prestige homes, the regional median is €1,263,100 over 2021-2025. Add purchase costs, compliance work and furnishing, then check your funding with our financing plan calculator (in French).
Paris, the airports and the business districts fill rooms on weekdays and weekends alike, which evens out the season, but purchase prices are high and nearby hotels cap what you can charge. Evening meals and wedding stays help. Test your assumptions with our B&B profitability and tax simulator (in French), then have an accountant review them.
The property is signed before a notaire, the public official who handles property sales, after a compromis de vente (preliminary contract); furniture, the booking website and forward bookings are often included. Our guest house buying guide (in French) covers each step.
