Just west of Paris, a B&B for sale in Yvelines can count on both tourists and business travellers. The Palace of Versailles, a UNESCO World Heritage site, draws visitors from around the world, while Saint-Germain-en-Laye, Rambouillet and its forest, Montfort-l'Amaury and the abbey ruins of Port-Royal-des-Champs appeal to history lovers. The Haute Vallée de Chevreuse regional nature park fills with walkers and cyclists at weekends, and the business districts of Saint-Quentin-en-Yvelines and Vélizy bring weekday guests. Weddings held in the area's châteaux and estates add guests who need a room.

Properties run from restored farmhouses to large estates in their own parkland, usually at a high price. This page is for buyers of a running chambres d'hôtes business (a B&B run from the owner's home), for people comparing Yvelines with Seine-et-Marne, and for owners preparing to sell.

Yvelines has the highest country-house median of the Île-de-France departments covered: €346,650 in 2025, or €2,966/m², with the top decile starting at €575,000. A guest house with several bedrooms and a garden is therefore already above the ordinary market, and an estate with grounds belongs to the prestige segment, where the department median reaches €1,524,000 over 2021-2025, above the regional €1,263,100. The peri-urban countryside, where most sales happen, is the benchmark; its median fell 7.4% over 2021-2025, which leaves room for negotiation.

Versailles, Chevreuse or Rambouillet: choosing an area

Around Versailles and Saint-Germain-en-Laye, international and business guests keep rooms busy all year, but properties are scarce and expensive. The Haute Vallée de Chevreuse, with Chevreuse, Dampierre-en-Yvelines and the Yvette valley, offers wooded countryside popular with Parisians at weekends. Further south-west, Rambouillet and the Montfort-l'Amaury and Houdan area remain rural, with larger plots and guests who come for walking and riding. In the north-west, the Seine valley around Mantes-la-Jolie is more affordable but less well known. Access is by the A12, A13, N10 and N118 roads, RER lines A and C, and Orly and Charles de Gaulle airports; Massy high-speed station is in neighbouring Essonne.

What to check before buying

Millstone houses, dressed-stone mansions, courtyard farms and long farmhouses around Houdan make up most of the stock: roofs, windows and insulation are costly to renovate on large volumes. The Seine, Mauldre and Yvette valleys carry a flood risk, and many slopes sit on shrink-swell clay. Near listed monuments, exterior work needs the approval of the state heritage architect. A chambres d'hôtes business is limited to 5 rooms and 15 guests at a time, breakfast included, and must be declared at the mairie (town hall); serving wine at the table d'hôtes requires at least a restaurant licence and a specific permit. Buying a guest house in Yvelines: FAQ

How much does a B&B for sale in Yvelines cost?

Expect at least the price of a country house, a median of €346,650 in 2025, and more often that of a prestige home, €1,524,000 over 2021-2025, once the property has five bedrooms and grounds. Add purchase costs, compliance work and furnishing. Our guest house buying guide (in French) runs from the compromis de vente, the preliminary contract, to completion before the notaire.

Business guests or Versailles tourists: who fills the rooms?

Both: business travellers from Monday to Thursday, tourists and wedding guests at weekends and in the holidays. That mix supports occupancy but ties your prices to nearby hotels. Run several scenarios in our B&B profitability simulator (in French) and have an accountant review them.

Can an estate combine guest rooms and events?

Yes, but they are separate activities. Rooms stay capped at 5 and 15 guests; a hall open to the public for weddings or seminars is a regulated public venue, inspected by the fire safety commission. See also our wedding and event venues for sale.
