On the edge of the Paris region, a gîte for sale in Oise draws Parisians looking for countryside weekends, plus overseas visitors arriving through Paris-Charles-de-Gaulle or Beauvais airports. The department has major sites: the château and estate of Chantilly, a historic centre of horse racing, the medieval town of Senlis, the palace and forest of Compiègne, the castle of Pierrefonds, Beauvais cathedral and the village of Gerberoy. Large forests, the Oise, Thérain and Epte valleys, the Vexin plateau and the Pays de Bray hedgerows make up a green, varied landscape.
Properties here often have heritage value: manors and mansion houses with converted outbuildings, and old farms in the Valois or the Vexin. This page is for buyers after a house with gîte, investors planning to create a rural gîte and owners preparing a sale. Oise is the most expensive department in the region for a country house: a median of €200,000 in 2025, or €2,034/m², against €175,000 for Hauts-de-France. Yet prices were flat between 2020 and 2025, and peri-urban communes, at €215,000, fell by 3.2% between 2021 and 2025: the market has settled after strong demand from Paris. A manor or gîte property is better compared with the large-home market, where the Oise median reaches €770,000, above the regional €644,600. Remote rural communes, at €159,550, remain the entry point for a conversion project.
The south, from the Valois to the Chantilly forest, attracts affluent guests and character properties; racing, châteaux and the nearby airport support demand, but purchase prices are high. The Compiègne area, with its forest, Pierrefonds and the Armistice clearing, appeals to walkers, cyclists and history lovers. To the west, the Vexin and Pays de Bray around Gerberoy and the Epte valley offer quiet countryside on the Normandy border at lower prices. The farmland plateaux of the Beauvaisis and Noyonnais in the north are cheaper still, but see fewer visitors. The A1 and A16 motorways cross the department. Our article on where to buy a gîte (in French) sets out the trade-offs.
Buildings combine limestone in the Valois, brick and flint in the Pays de Bray, and timber framing with cob in the north-west. Many villages lie near listed monuments or in protected sites, where converting a barn requires the approval of the heritage architect (architecte des Bâtiments de France); see our guide to converting a barn into a gîte (in French). The Oise and Aisne valleys are prone to flooding and some limestone slopes to underground cavities: read the risk report attached to the compromis de vente, the preliminary sale contract. Septic systems are inspected by the local SPANC service. Each gîte is a meublé de tourisme (furnished holiday let), and energy performance requirements are being phased in. The law of 19 November 2024 provides for registration through a national online service, which is not yet in place and is scheduled to open in the fourth quarter of 2026.
They are two separate departments: Val-d'Oise is part of the Paris region, Oise belongs to Hauts-de-France. Oise is more rural, with more farmhouses and outbuildings. The Vexin straddles the boundary, so compare both sides.
Start from the main house: the median country house sold for €200,000 in 2025, and a character home costs far more. Allow for notaire fees, furniture and compliance work, then check your plan with our holiday rental simulator (in French).
The property passes through a compromis de vente and a final deed signed before a notaire, the public officer handling property sales; if the website, contracts and customers are included, part of the deal may be a fonds de commerce (business goodwill). Ask for recent bookings and check each unit's registration number; our gîte buying guide (in French) covers every step.
