A gîte for sale in the Somme usually starts with the Baie de Somme, a Grand Site de France where Saint-Valery-sur-Somme, Le Crotoy, the Marquenterre bird reserve, seals and salt meadows draw weekend and holiday guests from Paris, Lille, Belgium and the UK. But there is more: Amiens with its UNESCO-listed cathedral and floating gardens (hortillonnages), the lakes of the Somme valley, the cliffs at Ault, the Ponthieu and the First World War Circuit of Remembrance.
Properties range from a Picardy house with a separate gîte to large tourist estates with many bedrooms and several hectares. This page is for buyers after a house with gîte, for those taking over an established business and for owners preparing to sell. Widen your search to gîtes in Hauts-de-France, Pas-de-Calais and Oise, and set up an email alert (in French).

The Somme remains affordable for the region: a median of €159,000 for a country house in 2025, against €175,000 for Hauts-de-France. The bay changes the picture: on the tourist coast the median reaches €200,150, or €2,275/m², over 2020-2025, against €150,000 in tourist inland communes and €130,000 in remote rural ones. A gîte in the bay's hinterland can therefore cost far less than one by the sea. The largest gîte properties belong to the large-home market, where the department median is €520,000 (indicative), with eight sales in ten between €400,000 and €650,000.
Maritime Picardy concentrates tourist demand: around the bay, from Cayeux-sur-Mer to Fort-Mahon-Plage, weekends and birdwatching stretch the season, but purchase prices and the loi Littoral (coastal planning law) limit opportunities. The hinterland, from the Marquenterre to the Vimeu and Ponthieu around Abbeville and the Crécy forest, offers more land for less money, still close to the coast. The Somme valley from Amiens to Péronne attracts anglers, cyclists and nature lovers. To the east, the Santerre and Haute-Somme live from remembrance tourism, with loyal British, Australian and Canadian visitors to the Battle of the Somme sites. The A16 and A29 serve the coast, the A1 the east, and the TGV Haute-Picardie station and Beauvais airport are nearby.
Local buildings combine brick, chalk, cob and timber framing; courtyard farms and barns convert well, but cob and chalk walls need compatible materials and damp treatment. Near the bay, low-lying land is exposed to marine flooding and coastal erosion, and the Somme valley to slow groundwater flooding. On the plateaux, old quarries, muches (underground refuges) and Great War remains can leave cavities: read the risk report attached to the compromis de vente, the preliminary sale contract. Each gîte is a meublé de tourisme (furnished holiday let) registered through the national online service created by the law of 19 November 2024; our article on gîte taxation (in French) completes the picture.
The bay brings visitors all year, at weekends, in school holidays and for nature watching, but purchase prices are higher and competition stronger. A cheaper inland gîte can do well if it stays within reach of the coast. Compare both with our holiday rental profitability simulator (in French).
Taking over a trading gîte means letting from the first season, with guests and reviews already in place. Converting a Picardy barn costs less to buy but needs works, planning consent and time to build a clientele. Our article on buying or creating a gîte (in French) compares the two.
Have the buildings' compliance, the septic system inspected by the SPANC service, the surveys and each unit's registration checked. If customers, website and contracts are transferred, part of the deal may be a fonds de commerce (business goodwill), with a compromis then a final deed before a notaire. Our gîte buying guide (in French) details each step.
