The benchmarks below are based on these actual sales, after removal of outliers; an estate of more than 10 ha or a listed monument sold with its farmland is excluded.

The median price stands at €770,000, with an average of €845,600; the floor/ceiling range (P10–P90) runs from €418,400 to €1,348,000. In the Valois, around Senlis and Crépy-en-Valois, the gentleman's residence in golden cut stone, one or two storeys high, is often arranged around a formal courtyard and a park planted at the edge of the state forest. Near the state forests, many plots are subject to strict local-plan building rules, and since several Valois and Compiègne-area gentleman's residences are listed or registered, any change to a façade requires the sign-off of the Architecte des Bâtiments de France. Also check the shooting rights and any right-of-way easements tied to forest management before committing, and confirm who is responsible for maintaining shared forest tracks.
On the technical side, clay soil in both the Valois and the Vexin exposes older foundations to shrink-swell movement, while the timber-framed houses of the Pays de Bray need a specific survey of the frame and the infill panels.
