A gîte for sale in Corse-du-Sud appeals to guests who want the sea in the morning and the mountains by the afternoon. It takes in the gulfs of Ajaccio, Valinco and Porto-Vecchio, the cliffs of Bonifacio and the Gulf of Porto, a World Heritage site with the Calanques de Piana and the Scandola reserve. Inland, the Alta Rocca, the Bavella needles and the prehistoric site of Filitosa draw walkers and history lovers.
Properties here combine several units: a house with an outbuilding split into flats, wooden chalets with a pool in a mountain village, or a walkers' lodge with a restaurant. This page is for buyers after a house with gîte, for those taking over a trading business and for sellers. Set up an email alert (in French) to hear about new properties in southern Corsica.

Corse-du-Sud is the pricier of the island's two departments: the median country house sold for €500,000 in 2025, against €398,800 for Corsica as a whole. For a gîte, tourist coastal communes reach a €550,000 median over 2020-2025 and tourist inland communes €320,055, but inland prices rose by 51.5% between 2021 and 2025, so the gap is narrowing. A property with several units and a pool sits above both figures.
Around Ajaccio, a prefecture town sits between beaches and the Gravona and Prunelli valleys. Further north, the coast at Sagone, Cargèse and Porto backs onto cheaper mountain villages such as Vico and Évisa. To the south, the Valinco around Propriano and the Sartène area mix beaches, vineyards and megalithic sites. The far south, from Bonifacio to Porto-Vecchio, has the strongest summer demand and the highest prices, while the neighbouring Alta Rocca, around Zonza and Levie, offers mountains within reach of the sea. Ajaccio and Figari airports serve mainland France and Europe, ferries call at Ajaccio, Propriano and Porto-Vecchio, and the railway links Ajaccio with Corte and Bastia. Winding roads lengthen journeys: a remote gîte costs less but is harder to fill out of season.
Traditional houses are built of granite: tall village houses on several floors and dry-stone shepherds' huts (bergeries). Converting one often runs into planning limits in natural areas; see our guide to converting a barn or bergerie into a gîte (in French). Owners must clear scrub around buildings against wildfire, and heavy Mediterranean rain can cause flash floods. The loi Littoral governs building on the coast, the loi Montagne applies inland, and Corsica's regional plan (PADDUC) maps protected areas. Check the water supply, the septic system inspected by the local SPANC service and, with the notaire (the public officer handling the sale), the title deeds, as undivided family ownership is common. Each gîte is a meublé de tourisme (furnished holiday let) that must be registered through a national online service since the law of 19 November 2024 (see the new holiday-let rules, in French).
In 2025 one country house in ten sold below €215,980 and one in ten above €1,052,448; a multi-unit property with a pool sits near the top. Estimate purchase costs with our notary fees calculator (in French).
Coastal demand peaks in July and August; walkers on the GR20 and foreign guests extend the season in spring and autumn. Ask for the booking history, then test your assumptions with our holiday rental profitability simulator (in French).
The buildings are sold before a notaire, through a compromis de vente (preliminary contract) and then a final deed. The customer base, name and website may form a separate fonds de commerce (business goodwill). Check each unit's registration, any star rating and the mandatory surveys; our gîte buying guide (in French) covers every step.
