From Cap Corse to the Balagne and the mountains of central Corsica, a gîte for sale in Haute-Corse can host beach-loving families as well as hikers heading for Monte Cinto. The department covers Bastia and its harbours, the hilltop villages of the Balagne around Calvi and L'Île-Rousse, the Agriates desert, the Patrimonio vineyards, Corte and its citadel, the Restonica gorges and the chestnut woods of the Castagniccia. Aléria and the eastern lagoons are quieter.
Properties listed here are often large houses split into several dwellings with a pool, village houses with many rooms to reconfigure. This page is for buyers looking for a house with gîte, for those taking over a trading business and for owners planning a sale. At a €341,000 median in 2025, a country house in Haute-Corse costs clearly less than in Corse-du-Sud while staying far above the French median. For a gîte, the gap between types of commune is moderate: €357,130 in tourist coastal communes and €272,960 in tourist inland communes over 2020-2025. Residential coastal areas around Bastia and the eastern plain rose the most, by 26.3% between 2021 and 2025, yet prices moved only 0.9% over the last year: the market is levelling off. A complex of several units with a pool moves towards the large-home market.
The Balagne, between Calvi and L'Île-Rousse, combines beaches, hilltop villages and crafts, and is the most sought-after and expensive area. Cap Corse and the Nebbio around Saint-Florent offer small harbours, Genoese towers and vineyards, though narrow roads limit larger operations. The centre, from Corte to the Niolo, lives from walking, the GR20 and the mountains, with lower prices and a shorter season. The Castagniccia appeals with schist villages and chestnut forest, and the eastern plain, from Aléria to the Fiumorbo, offers long beaches, citrus groves and flat land that is easier to develop. Bastia-Poretta and Calvi airports, the ports of Bastia, L'Île-Rousse and Calvi, and the railway to Corte, Ajaccio and the Balagne serve the department.
In the north and east, traditional houses are built of schist, often with stone slab roofs: tall, narrow houses that are hard to split into separate units. Budget for roofing and access. Wildfire threatens the Balagne, Cap Corse and the Agriates, and clearing scrub around buildings is compulsory. On the eastern plain, coastal erosion and marine flooding affect some beaches. The loi Littoral, the loi Montagne and Corsica's regional plan (PADDUC) restrict extensions, so check with the mairie (town hall) before planning new units. Each unit must be registered as a meublé de tourisme (furnished holiday let); the optional 1 to 5 star rating is awarded for 5 years (see our articles on gîte ratings and opening formalities, in French).
The lowest prices are inland, in the Castagniccia, the Niolo or around Corte: in 2025 one country house in ten sold below €164,436. At that level you are usually buying a village house to renovate, with the gîte still to create, so allow for works, furniture and time to build a customer base.
It depends on weeks let, standard and running costs. Read our article on gîte profitability, then use the holiday rental simulator (both in French).
A compromis de vente (preliminary contract) is signed, then the final deed before a notaire, the public officer who also checks the title deeds, sometimes incomplete in Corsica. If the website and customers are transferred, part of the deal may be a separate fonds de commerce (business goodwill). Prepare your financing plan (in French) before making an offer.
