Investing in a tourism property for sale in Haute-Corse means choosing between sea and mountains, two clienteles that follow one another from April to October. On the coast, Cap Corse and its small harbours, the Gulf of Saint-Florent, the Agriates desert, the Balagne and the eastern plain draw swimmers, sailors and families. Inland, the Restonica gorges, the Niolo, the Castagniccia and the GR20 trail bring hikers and lovers of hilltop villages. Bastia and its port link the island to the mainland, while the Patrimonio vineyards and the ancient site of Aléria add cultural interest.
This page gathers tourism real estate in northern Corsica: harbour and village hotels, mountain inns, tourist residences and holiday villages on the eastern plain, stone houses divided into several lets and B&Bs with sea views. It is for investors, buyers of a seasonal business and families preparing a handover.

Tourist coastline sets the benchmark: a median €357,130 for a country house over 2020-2025, against €272,960 in the tourist inland, a narrower gap than elsewhere because Corsica's mountains remain sought after. A tourism property with several units, a pool and land, however, moves towards the island's large period homes, observed on few sales and at far higher levels. Local supply is dominated by rental complexes, complemented by B&Bs. Sea views, walking access to a beach and a long season drive value.
Hospitality in Haute-Corse is highly seasonal and mostly family-run. Beach and harbour hotels earn most of their turnover in summer; profitability depends on opening in spring and autumn for hikers, cyclists and groups. Village inns and restaurants with rooms serve charcuterie, brocciu cheese and mountain cooking to passing guests. On the eastern plain, tourist complexes and residences with pools and bungalows target families and investors able to manage seasonal staff. Distinguish the building alone, building and business, or the business alone. Compare with hotels for sale in France and inns to take over.
Stone village houses split into flats and villas with several units and a pool have their own page: gîtes for sale in Haute-Corse. Guest houses appear under B&Bs in Haute-Corse.
Campsites and holiday villages are listed island-wide under campsite businesses in Corsica. Maquis and chestnut groves suit cabins, lodges and safari tents, subject to planning rules: see glamping projects.
Wine estates and restored sheepfolds host weddings and family celebrations: see event venues in Haute-Corse.
A hotel sale combines the notarial deed for the building and the transfer of the business (goodwill, name, contracts, equipment). As a public-access building, a hotel must show its latest fire safety report; its 1 to 5 star rating lasts 5 years. Serving alcohol requires a licence and an operating permit. Furnished lets fall under the law of 19 November 2024 (loi Le Meur). In Corsica, the Loi Littoral, the Loi Montagne and the island's planning framework (PADDUC) tightly restrict new building and extensions: check what can be built before adding bungalows. The risk report mainly covers wildfire, with mandatory brush clearance; on the east coast, from Bastia to the Marana and the eastern plain, also check exposure to marine flooding, which the State has mapped. Also check water supply and the SPANC septic inspection.
The Balagne and the Gulf of Saint-Florent attract the most upmarket guests and the highest prices. Bastia and Cap Corse combine leisure and business trade. Inland villages offer lower prices and a hiking-led season.
It depends on opening months, July-August rates, seasonal payroll and pool upkeep. Ask for three years of accounts and test your figures with the holiday rental simulator (in French).
Add the building's value, driven by coastal land, the business value, based on operating profit, purchase costs, works and winter cash.
