Between the walled city of Carcassonne and the Mediterranean, a gîte for sale in Aude draws two kinds of guests: heritage lovers and beach-goers. The Canal du Midi, the Cathar castles of Peyrepertuse and Quéribus, Fontfroide abbey, Lagrasse and the Corbières, Minervois and Limoux vineyards attract visitors from April to October, while Gruissan and Leucate carry the summer trade.
Listings typically include character houses with a studio or separate gîte, bastides with a pool on one or two hectares, mixed properties combining a home and let flats, and a few restored mills. The page is for buyers after a house with gîte, investors in a trading business and owners preparing a sale. An email alert (in French) flags each new property.

Aude sits at the regional average, with a 2025 median of €210,000 for a country house. The gap opens by type of commune: €286,500 on the tourist coast against €162,850 in the tourist inland. Yet coastal prices fell by 12.6% between 2021 and 2025 while the inland rose by 6.8%, so the Corbières hinterland is catching up. A gîte complex with a pool and outbuildings soon enters the large-home bracket, where the department median is €613,100 over 2021-2025, an indicative figure given the small number of sales.
Four areas stand out. The Carcassonne area and the Lauragais around Castelnaudary benefit from the Canal du Midi and the A61, and attract the most international demand. The Narbonne coast, from Gruissan to Leucate, offers the fullest season, though the loi Littoral (coastal planning law) limits extensions. The Corbières and Minervois, all vines and scrubland, suit gîtes aimed at wine tourism and walking. In the south, the upper Aude valley around Limoux and Quillan leads to the Pyrenees at lower prices. Carcassonne and Narbonne stations, the A9 and Carcassonne airport bring guests in. Our article on what a gîte costs (in French) helps set a budget.
Local buildings are stone winegrowers' houses, bastides and farmhouses under Roman tiles, often with cellars or sheds that are easy to convert, once structure, insulation and the private septic system (inspected by the SPANC service) are checked. The department is prone to Mediterranean storms, flash floods on the Aude, the Orbieu and their tributaries, and summer scrub fires: read the risk report attached to the compromis de vente, the preliminary contract. Each gîte is a meublé de tourisme (furnished holiday let) that must be registered online since the law of 19 November 2024; a 1 to 5 star rating, valid 5 years, is optional. Our summary of the new holiday-let rules (in French) gives the detail.
Near the sea the season is busier, but prices and competition are higher. In the Corbières, Minervois or upper valley you pay less and guests come for vineyards, castles and walking, in spring and autumn as well. It depends how long you want to open each year.
The Cité keeps demand steady, but returns depend on weeks let, standard and costs. Ask for past bookings and accounts, then compare them with our gîte profitability article and holiday rental simulator (both in French).
You sign a compromis, then the final deed, before a notaire (the public officer in charge of conveyancing). If bookings and website are taken over, part of the price may be a fonds de commerce (business goodwill). Our step-by-step gîte buying guide (in French) walks you through it.
