Looking for recreational land for sale in Meurthe-et-Moselle (54) means looking between the Moselle valley, the Saintois plateau and the Haye forest, on the outskirts of Nancy: valley-bottom meadows, beech and oak woods, a few ponds around the Parroy forest. On this page, ma-propriete.fr gathers the listings of recreational land for sale in Meurthe-et-Moselle: an enclosed meadow, hunting woodland, a plot with a pond, land to develop near a village.

You will find price benchmarks drawn from actual sales, an overview of the areas where woods, meadows and ponds are concentrated, and the points to check before buying a parcel in an agricultural or natural zone. A useful first step: our guide on how to turn agricultural land into recreational land: it sets out what planning rules permit on an agricultural or natural parcel, and what they prohibit.

How much does recreational land cost in Meurthe-et-Moselle (54) in 2025?

There is no such thing as a "recreational land price" in the French notarial records: the DVF database records sales of agricultural land, woodland and ponds, and a recreational plot is priced against these three benchmarks, higher or lower depending on what it adds (vehicle access, a water point, fencing, an existing shelter, a village nearby). The table below gives, for each benchmark, the sales recorded in 2025 in Meurthe-et-Moselle (54), the median price and the range between the first decile (floor) and the ninth decile (ceiling), with the national figure for comparison.

Price benchmarks for recreational land in Meurthe-et-Moselle (54) (DVF 2025)
DVF 2025 benchmarkSalesMedian priceRange (P10 – P90)France median
Bare agricultural land (€/ha)143€5,000/ha€3,692/ha – €8,558/ha€5,307/ha
Woodland (€/ha)41€4,302/ha€2,800/ha – €8,177/ha€4,934/ha
Pond (€/m²) *35€3.19/m²€1.74/m² – €8.63/m²€2.54/m²

Bare agricultural land is below the national median (€5,307/ha), with the median price moving +13.6% between 2020 and 2025. Woodland trades below the national benchmark (€4,934/ha), and a pond, a much rarer asset, is valued per square metre of water and banks. To compare a listing, bring everything back to the square metre: €5,000/ha of bare land is €0.50/m², against €3.19/m² for a pond. Recreational land, almost always classified as an agricultural or natural zone, generally sells slightly above bare agricultural land; but it usually remains subject to the SAFER land agency's right of pre-emption, and the SAFER may pre-empt with a downward price revision if the price is excessive compared with local land prices. These benchmarks therefore also help you avoid paying a price the SAFER would challenge.

What makes recreational land for sale in Meurthe-et-Moselle specific

Woods, meadows and ponds: the diversity of Meurthe-et-Moselle

Meurthe-et-Moselle combines several landscapes: the Haye forest, on the outskirts of Nancy, and the massifs of the Lorraine plateau offer beech and oak woods sought after for hunting and walking. The Saintois and the Toulois, to the south-west, are a land of agricultural plateaus and valley meadows, around Vézelise and Colombey-les-Belles. Towards the east, near Lunéville and the Parroy forest, ponds become more common, a legacy of a long Lorraine fish-farming tradition.

Ponds remain sought after but accessible, particularly around the Parroy forest and the Lunéville area, where several plots with a stretch of water sell each year. Land sold with an existing cabin or fishing hut is found mainly around these ponds and along the Moselle and the Meurthe, between Pont-à-Mousson and Lunéville.

Where to look: the Haye forest, the Saintois, the Parroy area

The Haye forest, west of Nancy, and the hills of the Toulois offer leisure woodland close to the Nancy conurbation, well served by the Lorraine TGV station at Louvigny, in Moselle, and the A31 motorway. The Saintois, around Vézelise, Colombey-les-Belles and Vaudémont, offers meadows and farmland at more moderate prices. To the east, the Parroy area and the Lunéville region hold most of the department's ponds, in a landscape of forests and wet meadows. To the north, the Pays-Haut, around Longwy, keeps a more industrial character with scarcer leisure plots.

Plots close to Nancy and the Haye forest sell for more than the department average, owing to urban pressure. The meadows of the Saintois and the land of the Pays-Haut remain, by comparison, more affordable, Meurthe-et-Moselle sitting generally below levels seen in other departments of Grand Est.

Points to check before buying recreational land in Meurthe-et-Moselle

In an agricultural (A) or natural (N) zone, any new building is in principle prohibited: a cabin, a chalet or a light leisure dwelling cannot be installed freely, and parking a caravan or a mobile home for an extended period is regulated. An existing shelter is only an asset if it was properly authorised; otherwise it may have to be removed. Check access to the plot, the presence of water and electricity, rare outside villages, and the flood-zone classification along the Moselle and the Meurthe.

Around the Parroy forest, a pond requires knowing its status under the French water law and the obligations linked to wetlands. On agricultural parcels, the SAFER land agency may exercise its right of pre-emption, with a risk of the price being revised downward if it is too high compared with the local market. Also ask for the exact cadastral area and whether the boundaries have been surveyed. The presence of several regional nature reserves around the Moselle valley adds a further layer of environmental review for certain plots, particularly those bordering watercourses or wooded slopes, and buyers should also confirm whether a plot falls within the perimeter of the Lorraine regional nature park, especially near the forest of Haye and the Parroy area, where several plots border protected habitats.

The listings of recreational land in Meurthe-et-Moselle published on ma-propriete.fr come from private sellers, estate agents and notaries. Filter by area, price and the presence of a pond, then set up an e-mail alert to be notified of new plots. You can also widen your search to recreational land for sale in Grand Est.
