What makes recreational land for sale in Aube specific

Meadows, woods and ponds: land from the Der area to the Othe forest

Aube holds a particular place among the Champagne departments: to the south, the Der area and its surroundings, around Lac du Der and Brienne-le-Château, concentrate ponds and wet meadows typical of the Champagne humide. To the west, the Othe forest, towards Aix-en-Othe and Estissac, offers a more hedgerow-lined landscape, with beech and hornbeam woods and hedge-enclosed meadows. Points to check before buying recreational land in Aube

In an agricultural (A) or natural (N) zone, any new building is in principle prohibited: a cabin, a chalet or a light leisure dwelling cannot be installed freely, and parking a caravan or a mobile home for an extended period is regulated. An existing shelter is only an asset if it was properly authorised; otherwise it may have to be removed. Check access to the plot (rural track, right of way), the presence of water and electricity, rare outside villages, and the flood-zone classification along the Seine and the Aube.
