Looking for recreational land for sale in Haute-Marne (52) means looking at a rural, heavily wooded area, between the Langres plateau, the Bassigny and the edges of Lac du Der: valley-bottom meadows, beech and oak woods, mid-slope plots near the source of the Marne. On this page, ma-propriete.fr gathers the listings of recreational land for sale in Haute-Marne: an enclosed meadow, hunting woodland, a plot to develop, land by a riverbank.
You will find price benchmarks drawn from actual sales, an overview of the areas where woods and meadows are concentrated, and the points to check before buying a parcel in an agricultural or natural zone. Before any viewing, go through our guide on how to turn agricultural land into recreational land: it sums up what the PLU tolerates, what it forbids and the formalities to expect.
There is no such thing as a "recreational land price" in the French notarial records: the DVF database records sales of agricultural land, woodland and ponds, and a recreational plot is priced against these three benchmarks, higher or lower depending on what it adds (vehicle access, a water point, fencing, an existing shelter, a village nearby). The table below gives, for each benchmark, the sales recorded in 2025 in Haute-Marne (52), the median price and the range between the first decile (floor) and the ninth decile (ceiling), with the national figure for comparison.
| DVF 2025 benchmark | Sales | Median price | Range (P10 – P90) | France median |
|---|---|---|---|---|
| Bare agricultural land (€/ha) | 169 | €3,500/ha | €2,500/ha – €6,210/ha | €5,307/ha |
| Woodland (€/ha) | 82 | €4,311/ha | €2,215/ha – €8,941/ha | €4,934/ha |
| Pond (€/m²) * | 35 | €3.19/m² | €1.74/m² – €8.63/m² | €2.54/m² |
Bare agricultural land is well below the national median (€5,307/ha), with the median price moving +16.7% between 2020 and 2025. Woodland trades below the national benchmark (€4,934/ha), and a pond, a much rarer asset, is valued per square metre of water and banks. To compare a listing, bring everything back to the square metre: €3,500/ha of bare land is €0.35/m², against €3.19/m² for a pond. Recreational land, almost always classified as an agricultural or natural zone, generally sells slightly above bare agricultural land; but it usually remains subject to the SAFER land agency's right of pre-emption, and the SAFER may pre-empt with a downward price revision if the price is excessive compared with local land prices. These benchmarks therefore also help you avoid paying a price the SAFER would challenge.

Haute-Marne is one of the most wooded departments in France: the Langres plateau and its surroundings are covered with beech, oak and hornbeam woods, cut through by small valleys where the Marne, the Aube and the Meuse rise. The Bassigny, to the east, and the Vallage, to the north, mostly offer meadows in valley bottoms and mid-slope land, lined with sparse hedges, a legacy of declining farming and livestock activity.
Ponds are practically absent from the market here: despite the proximity of Lac du Der, a public reservoir just over the border in Marne, private stretches of water for sale in Haute-Marne remain exceptional. Land sold with an existing cabin is found mainly at the edge of woodland, around Chaumont and Langres, a legacy of former hunting or forestry uses.
The Langres plateau, around Langres and Chalindrey, holds much of the leisure woodland, with plots often on a slope and access via Intercités trains from Paris-Est. The Bassigny, towards Bourbonne-les-Bains and Bourmont, offers meadows and farmland converted into leisure plots, in an area with little pressure. To the north, the Vallage and the Marne valley, between Saint-Dizier and Joinville, offer valley-bottom meadows closer to the Der reservoir lakes. Around Chaumont, wooded plots remain sought after for their proximity to well-equipped villages.
The woods of the Langres plateau and the meadows close to the Der reservoir lakes, to the north, remain generally more sought after than the rest of the department. The land of the Bassigny and isolated plots in secondary valleys are, by comparison, notably more affordable, Haute-Marne being among the least pressured departments in the region.
In an agricultural (A) or natural (N) zone, any new building is in principle prohibited: a cabin, a chalet or a light leisure dwelling cannot be installed freely, and parking a caravan or a mobile home for an extended period is regulated. An existing shelter is only an asset if it was properly authorised; otherwise it may have to be removed. Check access to the plot, often a rural track through woodland, and the frequent absence of water and electricity outside villages.
On agricultural parcels, the SAFER land agency may exercise its right of pre-emption, with a risk of the price being revised downward if it strays from local land prices, generally low in the department. Along the Marne, the Aube and the Meuse, check the flood-zone classification. Also ask for the exact cadastral area and whether the boundaries have been surveyed, useful on low-value plots. Because the department lies well inland from any TGV line, factor in longer travel times from Paris when planning visits, whether by Intercités train from Chaumont or Langres, or by car from the nearest TGV stations in Meuse or Champagne-Ardenne. This distance also explains why land prices in Haute-Marne remain among the most moderate in the Grand Est region, so buyers travelling from the Paris region should plan a full day for a first visit.
