Looking for recreational land for sale in Haut-Rhin (68) means exploring a department of contrasts, between vineyards, the Ried plain and the foothills of the Vosges: cleared vineyard slopes on the edge of the Alsace wine region, bocage meadows in the Sundgau dotted with carp ponds, beech and fir woods on the first slopes towards Guebwiller and Thann, and wet meadows of the Ried between Colmar and Mulhouse. On this page, ma-propriete.fr gathers the listings of recreational land for sale in Haut-Rhin: a cleared vineyard plot, a bocage meadow with access, a wooded slope, a Sundgau pond with a fishing cabin.

Because Haut-Rhin falls under the Alsace-Moselle land register (Livre foncier), sales statistics are not available at department level, so the price benchmarks given here are for Grand Est as a whole. You will still find an overview of the areas where these plots are concentrated and the points to check before buying a parcel in an agricultural or natural zone. Read our guide on how to turn agricultural land into recreational land before making any plans.

How much does recreational land cost in Haut-Rhin (68) in 2025?

There is no such thing as a "recreational land price" in the French notarial records: the DVF database records sales of agricultural land, woodland and ponds, and a recreational plot is priced against these three benchmarks, higher or lower depending on what it adds (vehicle access, a water point, fencing, an existing shelter, a village nearby). The table below gives, for each benchmark, the sales recorded in 2025 in the Grand Est region, the median price and the range between the first decile (floor) and the ninth decile (ceiling), with the national figure for comparison.

Price benchmarks for recreational land in Haut-Rhin (68) (DVF 2025)
DVF 2025 benchmarkSalesMedian priceRange (P10 – P90)France median
Bare agricultural land (€/ha)1,233€5,611/ha€3,151/ha – €14,830/ha€5,307/ha
Woodland (€/ha)528€5,505/ha€2,995/ha – €11,800/ha€4,934/ha
Pond (€/m²)35€3.19/m²€1.74/m² – €8.63/m²€2.54/m²

Bare agricultural land is above the national median (€5,307/ha), with the median price moving +0.5% between 2020 and 2025. Woodland trades above the national benchmark (€4,934/ha), and a pond, a much rarer asset, is valued per square metre of water and banks. To compare a listing, bring everything back to the square metre: €5,611/ha of bare land is €0.56/m², against €3.19/m² for a pond. Recreational land, almost always classified as an agricultural or natural zone, generally sells slightly above bare agricultural land; but it usually remains subject to the SAFER land agency's right of pre-emption, and the SAFER may pre-empt with a downward price revision if the price is excessive compared with local land prices. These benchmarks therefore also help you avoid paying a price the SAFER would challenge.

What makes recreational land for sale in Haut-Rhin specific

Cleared vineyards, Sundgau bocage and mountain woods: the plots of Haut-Rhin

Haut-Rhin owes its diversity to three quite distinct landscapes. On the eastern slopes of the Vosges and in the wine-growing plain, there are former plots of cleared vineyard, usually small, on hillsides around Rouffach, Guebwiller or Thann: sunny plots, sometimes landlocked between two farmed properties. To the south, the Sundgau offers a hilly bocage of meadows and hedgerows, with a high density of fish ponds, a legacy of a long tradition of carp farming around Altkirch and Ferrette.

Further west, the first foothills of the Vosges and the valleys of Guebwiller, Thann and Masevaux offer woods of beech, fir and spruce, often on a slope, prized for firewood and hunting. In the Ried, the wet plain between Colmar and Mulhouse, meadows lined with willows and old branches of the Rhine hold non-constructible meadow plots, sought after for fishing and quiet, but subject to strong environmental constraints.

Where to look: Sundgau, the wine region and the Vosges valleys

The Sundgau, around Altkirch, Ferrette and Dannemarie, holds most of the supply of ponds and bocage meadows; it is the reference area for a plot with a pond. Along the wine region, from Rouffach to Thann via Guebwiller, cleared vineyard hillsides and meadows on the edge of woodland attract buyers looking for a view and sunshine. The Vosges valleys of the Thur and the Doller, around Thann and Masevaux, offer wooded slopes within reach of Mulhouse. In the Ried, between Colmar, Neuf-Brisach and Ensisheim, wet meadows and the banks of the Rhine remain sought after by anglers and hunters, despite flood-zone constraints.

Areas close to Colmar and Mulhouse, better served by transport, see the strongest demand, while the rural communes of the Sundgau or the Vosges valleys remain more accessible. An equipped pond in the Sundgau or a hillside vineyard plot generally trades above the rest of the local market.

Points to check before buying recreational land in Haut-Rhin

As everywhere in Alsace-Moselle, checking the local land register, which serves as the land registry here and differs from the general system, should be done with a local notary. The local planning document (PLU) classifies most of these plots as agricultural (A) or natural (N): a cabin, a chalet or a light leisure dwelling cannot be installed freely, and parking a caravan or a mobile home for an extended period is regulated. An existing fishing shelter on a Sundgau pond is only an asset if it was properly built; otherwise it may have to be removed.

A pond is governed by the French water law for its status, and for the maintenance of its dam and outlet. In the Ried, wetlands and some Natura 2000 areas impose additional restrictions. Finally, check access (rural track, right of way), whether the plot is landlocked and whether a proper boundary survey exists, since SAFER can pre-empt overpriced agricultural parcels. Have the exact cadastral area checked, along with whether a proper boundary survey exists, particularly for small vineyard or bocage plots resulting from old family divisions.
