Ardennes is first of all a department of woodland: the great Ardennes forest, around Rocroi, Renwez and Signy-l'Abbaye, dominates the north and centre of the department with beech and oak stands, coppices and a few conifers, sought after for hunting and firewood. In an agricultural (A) or natural (N) zone under the local planning document, any new building is in principle prohibited: a cabin, a chalet or a light leisure dwelling cannot be installed freely, and parking a caravan or a mobile home for an extended period is regulated. An existing hunting shelter or cabin is only an asset if it was properly authorised; otherwise it may have to be removed. Check access to the plot, often a rural track or a right of way through the forest, and the frequent absence of water and electricity outside villages.
On agricultural parcels, the SAFER land agency may exercise its right of pre-emption, with a risk of the price being revised downward if it strays too far from local land prices.
