Buying a mill for sale in Morbihan (56) means acquiring a piece of Brittany's hydraulic heritage: the department has hundreds of former watermills along the Blavet, Scorff, Oust, Ellé and Claie rivers, and a handful of rare tide mills on the Gulf of Morbihan. On this page, ma-propriete.fr brings together the mills for sale in Morbihan: watermills to renovate, restored former mills with their water wheel and millrace, converted flour mills and millers' houses with water rights.
You will also find price benchmarks based on actual sales, an overview of the areas where these properties are concentrated, and the specific points to check before buying a mill. To prepare your project, read our guide to buying a country house in France, whose advice on surveying old buildings, outbuildings, land and financing applies fully to a mill.
There are no official statistics dedicated to mills: sales are too rare and too varied (a ruin to restore, a habitable mill, a flour mill with a turbine). The most reliable market benchmark remains the price of country houses, which a habitable mill resembles, with a premium for the water, the character and the water rights, and a discount for the work required.

A departmental average hides large gaps. A smallholding to renovate, a restored longère with its outbuildings, a farmhouse on several hectares of land or a manor house with parkland do not sell at the same price, and the location matters as much as the building: coastline, tourist area, peri-urban countryside close to a job market or deep countryside. The table below shows the median price of country houses in Morbihan (56) by type of municipality (cumulative sales from mid-2020 to 2025) and its change between 2021 and 2025.
| Type of municipality | Median price 2020-2025 | Median price per m² | Change 2021-2025 | Sales 2020-2025 |
|---|---|---|---|---|
| Tourist coastline | €392,000 | €3,772/m² | +14.7% | 2,715 |
| Residential coastline | €330,000 | €3,020/m² | +1.8% | 2,684 |
| Peri-urban countryside (city catchment area) | €246,000 | €2,298/m² | +4.9% | 4,280 |

Morbihan is as much a land of fresh water as of sea. The Blavet, canalised between Pontivy and Hennebont, the Oust and the Nantes-Brest canal around Josselin, Malestroit and Redon, the Scorff near Plouay and Pont-Scorff, the Ellé near Le Faouët and Guémené-sur-Scorff, and the Claie, Arz and Aff rivers towards La Gacilly and Rochefort-en-Terre powered dozens of watermills until the mid-20th century. Many have been converted into homes; others are still waiting for a renovation project.
On the coast, the Gulf of Morbihan and the Étel estuary still have a few tide mills (Pen Castel in Arzon, Le Berno on the Île d'Arz), which very rarely come onto the market. Windmills are few in the department and are mainly found on the Rhuys peninsula and on Belle-Île.
For a habitable mill with land, the Blavet and Scorff valleys between Pontivy, Baud and Hennebont offer the best balance of price, access (N24 road, Lorient railway station) and natural setting. The Ploërmel and Josselin area and the Brocéliande forest attract buyers looking for absolute peace, an hour from Rennes. The south-east of the department, around Questembert, Rochefort-en-Terre and La Gacilly, combines preserved heritage with proximity to Vannes and the Redon TGV station.
The closer you get to Vannes, Auray and the Gulf, the higher the prices: a restored former mill with its millrace and a few hectares sells there for the price of a fine seaside property. Conversely, the inland centre of the department (Gourin, Guémené-sur-Scorff, Rohan) remains the most affordable area for a mill to renovate.
A mill is bought together with its water. Check the existence and scope of the water rights (a mill fondé en titre or holding an authorisation), the condition of the millrace, weir and sluice gates, and the ecological-continuity obligations on classified rivers. Original water wheels, millstones and machinery are a heritage asset, but restoring them has a cost. A hydroelectric project (turbine, micro-plant) requires a prior technical and administrative study.
As for the building, these are granite constructions under slate roofs, often at the bottom of a valley: check damp, flood zoning, drainage and access. Outbuildings (miller's house, barn, shed) make it possible to plan a gîte or guest rooms, an activity for which touristic Morbihan is particularly well suited.
