Buying a mill for sale in Côtes-d'Armor (22) means acquiring a piece of the hydraulic heritage of the Trégor and the Goëlo: the Trieux, the Léguer, the Gouët, the Gouessant and the Arguenon once drove hundreds of watermills, and the north coast still holds a handful of rare tide mills, such as in the Traouiéro gorges near Ploumanac'h. On this page, ma-propriete.fr brings together the mills for sale in Côtes-d'Armor: watermills to renovate, restored former mills with their water wheel, converted flour mills and millers' houses.

You will also find price benchmarks based on actual sales, an overview of the areas where these properties are concentrated, and the specific points to check before buying a mill. To prepare your project, read our guide to creating a rural gîte, whose advice applies fully to a mill in Côtes-d'Armor. A Côtes-d'Armor mill can also retain a fishing right on its millrace, a useful bonus for angling enthusiasts.

Country house prices in Côtes-d'Armor in 2025

There are no official statistics dedicated to mills: sales are too rare and too varied (a ruin to restore, a habitable mill, a flour mill with a turbine). The most reliable market benchmark remains the price of country houses, which a habitable mill resembles, with a premium for the water, the character and the water rights, and a discount for the work required.

How much does a country house cost in Côtes-d'Armor (22)? According to DVF data (notarised sales) analysed by the ma-propriete.fr observatory, the median price of a country house in Côtes-d'Armor (22) stood at €185,000 in 2025, with an average price of €196,843 and a median price of €1,865/m² of living space (3,477 house sales in rural municipalities over the year). The price range is wide: 10% of houses sold for less than €90,000 (floor price, 1st decile) and 10% for more than €320,000 (ceiling price, 9th decile). The typical country house here offers 105 m² of living space on an average plot of 3,403 m², i.e. around 0.3 ha.

This market is below the regional median (Brittany: €210,000) and close to the national median (€189,200). Since the second half of 2020, the median price has risen from €150,000 to €185,000, i.e. +23.3%; over one year (2024-2025) the change is +2.8%.

Prices vary widely depending on the type of municipality

A departmental average hides large gaps. A smallholding to renovate, a restored longère with its outbuildings, a farmhouse on several hectares of land or a manor house with parkland do not sell at the same price, and the location matters as much as the building: coastline, tourist area, peri-urban countryside close to a job market or deep countryside. The table below shows the median price of country houses in Côtes-d'Armor (22) by type of municipality (cumulative sales from mid-2020 to 2025) and its change between 2021 and 2025.

What makes mills in Côtes-d'Armor special

Rivers of the Trégor and rare tide mills

The Trieux, between Guingamp and Pontrieux, the Léguer near Lannion and Belle-Isle-en-Terre, the Gouët near Saint-Brieuc and the Gouessant near Lamballe once carried a very large number of watermills, many of which have kept their millrace and sometimes their original machinery. Some of these mills still retain their complete mechanism, millstones and gearing included, a rare feature on the Breton market. Carved granite lintels, common on these buildings, are a reliable clue for dating the construction.

The Trégor and Goëlo coast, around Ploumanac'h and the Bréhat archipelago, still holds a few remnants of tide mills, almost all now ruined or preserved as heritage sites and rarely offered for sale. Windmills remain scarce, confined to a few exposed coastal heights. These remnants mostly attract visitors rather than buyers, the market for tide mills being almost non-existent in the department. Several former mills in the Trégor have been converted into certified rural gîtes, benefiting from nearby hiking trails.

Areas and towns to look at

For a habitable mill with land, the Léguer valley, between Lannion and Belle-Isle-en-Terre, offers a highly prized wooded setting with direct access via Lannion railway station. The Guingamp area on the Trieux, and the surroundings of Dinan on the upper Rance, also hold many former mills. The centre of the department, around Corlay and Rostrenen, remains more rural. The Paimpol and Île de Bréhat area, more touristic, mainly offers traditional houses, mills being scarce there. The Saint-Brieuc area, a well-served prefecture, adds properties closer to jobs and shops to this offering.

The closer you get to Perros-Guirec, to Dinard on the Rance side, or to the tourist coastline, the higher restored mills are priced. Central Brittany, around Rostrenen and Corlay, remains the most affordable area for a watermill to renovate. The steep inland valleys, less exposed to coastal tourism, often allow for more land around the building. Hamlets in central Brittany, more remote, appeal to buyers looking for larger plots around the building.

Points to check before buying a mill

Check the existence and scope of the water rights (a mill fondé en titre or holding an authorisation), the condition of the millrace, weir and sluice gates, and ecological-continuity obligations on rivers with tightly protected salmonid populations, such as the Léguer and the Trieux. A hydroelectric turbine project requires a prior technical and administrative study. The presence of numerous Natura 2000 protected sites in the Trégor valleys can lengthen administrative processing times. Checking the septic system, often old on these isolated properties, is advisable before making an offer.

The buildings, in granite under slate, often sit at the bottom of a steep valley: check damp, flood zoning and access. Outbuildings — the miller's house, a barn — allow for a gîte project, an activity well established on the Pink Granite Coast and its hinterland. The year-round damp oceanic climate calls for regular upkeep of roofs and lime renders. Hiring a roofer familiar with local slate avoids many pitfalls when redoing a roof.
