Buying a mill for sale in Ille-et-Vilaine (35) means settling in the borderlands of Brittany, where the Vilaine, Rance and Couesnon rivers and the Ille-et-Rance canal once powered hundreds of watermills, and where the Bay of Mont-Saint-Michel and the Rance estuary sheltered a few rare tide mills. On this page, ma-propriete.fr brings together the mills for sale in Ille-et-Vilaine: watermills to renovate along the rivers, tide mills on the coast, converted flour mills, and millers' houses with outbuildings.

You will also find price benchmarks based on actual sales, an overview of where these properties are concentrated, and the specific points to check before buying a mill. To prepare your project, read our white paper on setting up a rural gîte, whose advice applies fully to converting a mill's outbuildings. Each listing states the mill type (watermill or tide mill) and its exact location, a useful marker for narrowing your search in Ille-et-Vilaine.

Country house prices in Ille-et-Vilaine in 2025

There are no official statistics dedicated to mills: sales are too rare and too varied (a ruin to restore, a habitable mill, a flour mill with a turbine). The most reliable market benchmark remains the price of country houses, which a habitable mill resembles, with a premium for the water, the character and the water rights, and a discount for the work required.

How much does a country house cost in Ille-et-Vilaine (35)? According to DVF data (notarised sales) analysed by the ma-propriete.fr observatory, the median price of a country house in Ille-et-Vilaine (35) stood at €215,000 in 2025, with an average price of €221,534 and a median price of €2,054/m² of living space (2,996 house sales in rural municipalities over the year). The price range is wide: 10% of houses sold for less than €120,000 (floor price, 1st decile) and 10% for more than €331,450 (ceiling price, 9th decile). The typical country house here offers 109 m² of living space on an average plot of 2,992 m², i.e. around 0.3 ha.

This market is close to the regional median (Brittany: €210,000) and above the national median (€189,200). Since the second half of 2020, the median price has risen from €177,000 to €215,000, i.e. +21.5%; over one year (2024-2025) the change is +2.4%.

Prices vary widely depending on the type of municipality

A departmental average hides large gaps. A smallholding to renovate, a restored longère with its outbuildings, a farmhouse on several hectares of land or a manor house with parkland do not sell at the same price, and the location matters as much as the building: coastline, tourist area, peri-urban countryside close to a job market or deep countryside. The table below shows the median price of country houses in Ille-et-Vilaine (35) by type of municipality (cumulative sales from mid-2020 to 2025) and its change between 2021 and 2025.

What makes mills in Ille-et-Vilaine special

A dense river network and a tidal coastline

The Vilaine, between Rennes and Redon, the Couesnon near Antrain and Fougères, the Ille and the Ille-et-Rance canal north of Rennes, and the Seiche and Meu to the south-west, once carried a very large number of watermills. Most, built in granite under slate roofs, have been converted into homes, some still keeping their millrace or water wheel.

On the coast, the Rance estuary and the Bay of Mont-Saint-Michel, around Cancale and Dol-de-Bretagne, once sheltered a few tide mills, exceptional and highly sought-after properties whenever one comes onto the market. Windmills, less common, are mainly found on the farming plateau north of Rennes, between polders and wheat fields. Some tide mills still keep their tidal pond, a rare feature that explains their heritage value on the Breton market.

Areas and towns to look at

Around Rennes, the Vilaine and Ille valleys offer habitable mills within thirty minutes of the TGV station. The Redon area, at the confluence of the Vilaine, the Oust and the Nantes-Brest canal, keeps well-preserved milling architecture. Towards Vitré and Fougères, to the east, the Couesnon and Cantache valleys offer more affordable mills; Combourg and the Dol area, to the north, combine river mills with proximity to the bay. Buyers should also budget time for the administrative side, since a change of use on an old milling site can require sign-off from more than one local authority.

Mills within twenty minutes of Rennes or close to Dinard and the Emerald Coast sell noticeably above the departmental average. The south of the department, around Redon and la Roche-aux-Fées, remains the most affordable area. Between the two, the Bécherel and Combourg area offers a balance between rural quiet and quick access to Rennes or Saint-Malo.

Points to check before buying

Check the water rights attached to the mill (fondé en titre or a formal authorisation), the condition of the millrace, weir and sluice gates, and the ecological-continuity obligations on the Vilaine, Ille and Couesnon, classified rivers where rules have tightened. A small hydroelectric turbine project requires a prior technical and administrative study. It is also worth checking the exact status of the watercourse concerned with the departmental land and sea authority. A notary familiar with rural Breton property can help clarify how an old water right transfers with the sale.

As for the building, check for damp, flood zoning risk at the bottom of a valley or near the bay, and drainage. Outbuildings (barn, bakehouse, miller's house) lend themselves well to a gîte, a promising activity close to Rennes, Saint-Malo and Mont-Saint-Michel. Also check the proximity of a drinking-water supply and the condition of the septic tank, common in isolated mills of the Breton farmland. A structural survey focused on the retaining walls and the granite foundations is a sensible precaution before committing to a purchase, particularly on properties close to tidal water.
