A farmhouse & barn for sale in Var (83), a stone bastide or a barn to convert with a few hectares of scrubland: between the Maures massif, the Argens plain and the Draguignan hinterland, this department has one of the most sought-after farming heritages in France. This page brings together the farmhouses, barns and mas for sale in Var published on ma-propriete.fr: a restored mas with outbuildings, a bastide on a wine estate, a dry-stone barn to convert, a farm shed with an olive grove.
Below you will find the actual prices of the Var rural market, an overview of where to look, from the Fayence area to the Provence Verte, and the points to check before buying a former farm building. The terrain, ranging from plain to hills and wooded massifs, explains the variety of settings, from a stand-alone mas to a structured wine estate. If your project is tourism-related, our white paper on setting up a rural gîte will help you cost it.
There are no statistics dedicated to farmhouses and barns: a renovated farmhouse sells like a country house with outbuildings and land, whereas a bare barn or a farm to renovate often sells well below. The most useful benchmark therefore remains the price of country houses.

A departmental average hides large gaps. A smallholding to renovate, a restored longère with its outbuildings, a farmhouse on several hectares of land or a manor house with parkland do not sell at the same price, and the location matters as much as the building: coastline, tourist area, peri-urban countryside close to a job market or deep countryside. The table below shows the median price of country houses in Var (83) by type of municipality (cumulative sales from mid-2020 to 2025) and its change between 2021 and 2025.

| Tourist coastline | €620,000 | €4,933/m² | +1.7% | 1,262 |
| Inland tourist areas (hinterland, mountains) | €424,000 | €3,664/m² | +0.5% | 1,323 |
| Peri-urban countryside (city catchment area) | €380,000 | €3,621/m² | +5.3% | 5,005 |

The Var mas is a traditional Provençal farmhouse, built of local stone under round-tile roofing, often oriented to shelter from the mistral wind, with fewer openings on the north side. The bastide, larger and more symmetrical, was once the main house of a farming or wine estate, surrounded by outbuildings: a cowshed, a tool shed, a vaulted cellar. The small agricultural cabanon, standing alone among vines or olive trees, completes this typically Provençal built landscape.
These properties readily convert into a main or second home with gîtes, where local zoning allows it, or stay in use as a wine or olive-growing estate. The hectares of scrubland, vines or olive groves that come with them also suit permaculture projects or keeping horses, subject to an adequate water supply. Some bastides still have a dovecote or a private chapel, evidence of their former status as a large estate.
The Fayence, Callian and Tourrettes area, inland, still has mas and bastides at more affordable prices than the coast. The Provence Verte, around Cotignac, Barjols and Correns, offers a varied farming stock in wine and olive-growing country. Around Draguignan, Lorgues and the Argens valley, farmhouses remain numerous, between cultivated plain and hillside. Further north, towards Comps-sur-Artuby and the Verdon gorges, farm buildings become scarce because of the rugged terrain.
On the Var coastline, around Saint-Tropez, Grimaud and Ramatuelle, mas and bastides trade as prestige properties, well above the regional average. Near Toulon, Hyères and Brignoles, genuine farm buildings are becoming scarce under land pressure and development.
Check the permitted use of the farm building under local zoning: a cabanon or barn in an agricultural zone can only become a home if a change of use is authorised. Wildfire risk, high in the Maures massif and the hinterland, means checking the mandatory scrub-clearing requirements. Also examine the roof, the timber frame and the drainage, and any outbuildings with asbestos-cement sheeting.
If vines, olive groves or farmland come with the property, ask about any current farm lease and the pre-emption right of the Safer. Restoring an old mas, often listed or in a protected area, can be costly and deserves careful costing beforehand, especially when the local timber frame needs to be fully rebuilt.
