A farmhouse & barn for sale in Vaucluse (84), a Luberon bastide or a stone barn to convert: between the Comtat plain, the Vaucluse hills and the Luberon, this department has one of the country's densest concentrations of Provençal farm buildings. This page brings together the farmhouses, barns and mas for sale in Vaucluse published on ma-propriete.fr: a mas with outbuildings at the foot of the Luberon, a bastide on a Côtes-du-Rhône wine estate, a dry-stone barn to convert, a cabanon surrounded by orchards.
Below you will find the actual prices of the Vaucluse rural market, an overview of where to look, from the Luberon to the Comtat Venaissin, and the points to check before buying a former farm building. Sunshine and the mistral wind, both strong in this department, have long shaped the traditional orientation of mas and bastides. If your project is tourism-related, our white paper on setting up a rural gîte will help you cost it.
There are no statistics dedicated to farmhouses and barns: a renovated farmhouse sells like a country house with outbuildings and land, whereas a bare barn or a farm to renovate often sells well below. The most useful benchmark therefore remains the price of country houses.

A departmental average hides large gaps. A smallholding to renovate, a restored longère with its outbuildings, a farmhouse on several hectares of land or a manor house with parkland do not sell at the same price, and the location matters as much as the building: coastline, tourist area, peri-urban countryside close to a job market or deep countryside. The table below shows the median price of country houses in Vaucluse (84) by type of municipality (cumulative sales from mid-2020 to 2025) and its change between 2021 and 2025.
| Type of municipality | Median price 2020-2025 | Median price per m² | Change 2021-2025 | Sales 2020-2025 |
|---|---|---|---|---|
| Inland tourist areas (hinterland, mountains) | €442,860 | €3,776/m² | -0.5% | 1,525 |
| Peri-urban countryside (city catchment area) | €332,440 | €3,139/m² | +2.9% | 2,693 |

The Vaucluse mas is a long, low building of limestone under round-tile roofing, facing south and closed to the north against the mistral wind, extended by a cowshed, a farm shed or a vaulted sheepfold. The bastide, larger and often built over two storeys with an avenue of plane or cypress trees, was once the main house of a wine or fruit estate in the Comtat Venaissin. Both types of farm building are found throughout the department.
Old barns and sheepfolds lend themselves to conversion into a home or several gîtes, subject to local planning zoning, which is tightly controlled in the Luberon because of the regional nature park. The attached hectares, planted with vines, olive trees, lavender or market-garden farmland, also suit permaculture projects. Some mas still have a square dovecote or an old irrigation basin, inherited from traditional Comtat farming.
The Luberon, around Apt, Bonnieux, Ménerbes and Gordes, has the most sought-after mas and bastides, in stone hilltop villages. The north of the department, towards Vaison-la-Romaine, Malaucène and the foot of Mont Ventoux, offers more affordable farm buildings, among Côtes-du-Rhône vineyards and orchards. Around Carpentras and L'Isle-sur-la-Sorgue, market-garden farms on the Comtat plain remain numerous. Towards Pertuis and the southern Luberon, on the border with Bouches-du-Rhône, mas start to resemble the Aix-en-Provence style.
In the central Luberon, between Gordes, Roussillon and Ménerbes, mas and bastides trade as prestige properties, well above the regional average. Around Avignon, Cavaillon and along the Rhône and Durance rivers, genuine farm buildings are becoming scarce as development spreads.
Check the permitted use of the farm building under local zoning, especially in the Luberon, where the regional nature park tightly controls the change of use of barns and sheepfolds in agricultural zones. Check the tile roof, the timber frame, the drainage, often not connected to mains in isolated hamlets, and any asbestos-cement sheeting on farm sheds.
If vines, olive trees or farmland are included, ask about any current farm lease and the pre-emption right of the Safer. Old mas are frequently listed in the Luberon's protected areas, which can constrain renovation work; have the project costed precisely before buying, factoring in the architectural constraints set by the regional nature park.
