The Gascon farmhouse: stone, local brick and timber framing

A typical Gers farmhouse combines a main dwelling in stone or local brick under a curved-tile roof with a timber-framed barn and, quite often, a freestanding dovecote, a legacy of the area's grain-growing past. In the Astarac and Fezensac areas, some buildings still have timber-frame and cob walls, distinct from the half-timbered farmhouses found further north in France. There are no Provençal mas in Gers: the word is only ever used here as a marketing label for what remains a Gascon building.

These groups of buildings offer generous space: a barn of 200 to 400 m² at ground level lends itself to conversion into a home, into rural gîtes or into a workshop, subject to the local planning zoning. The adjoining farmland, from a few hectares to several dozen, is often gently rolling clay-limestone ground, well suited to pasture for horses or to a permaculture project.

Areas and towns to look at

The area around Auch, Mirande and the Astarac has the widest choice of farmhouses and barns to renovate, in a landscape of low hills and small valleys. Towards Condom, Lectoure and the Lomagne, farm buildings sit alongside Armagnac vineyards. The more open Fleurance and Vic-Fezensac area offers grain farms with sizeable buildings.

Around Nogaro and the western part of the department, the countryside remains very affordable and the choice of barns to restore is noticeably wider than in the east. By contrast, properties near the Baïse valley or on the border with Haute-Garonne, more sought after for their proximity to Toulouse, sell above the department average.

Points to check before buying a farm or a barn

Check the building's permitted use with the town hall: in an agricultural zone under the local plan, a barn can only be converted into housing if it is listed among the buildings eligible for a change of use. Examine the roof (curved tile, but also sheet metal or asbestos-cement on more recent sheds), the condition of the timber frame and the drainage, and check for any oil tanks or manure pits.

If land is sold together with the buildings, ask about any current farm lease and about the pre-emption right of the Safer, which is active in this farming department. Finally, cost the renovation before committing: it often exceeds the purchase price of the farmhouse itself.
