The Aude wine-growing mas and the mountain farm

In the Corbières and the Minervois, the Languedoc mas combines a dry-stone house, a wine cellar or a sheepfold and sometimes stables, arranged around a courtyard. Towards the Montagne Noire and the Cabardès, buildings are closer to a mid-mountain farmhouse, built of stone and lauze, with a cowshed and a hay barn. Towards Castelnaudary and the Lauragais, large arable farms with sheds are more common.

Around Carcassonne and along the Aude valley, the supply of mas and farmhouses stays steady. Towards Lézignan-Corbières and Narbonne, wine-growing mas in the Corbières and the Clape are common. The Minervois, around Olonzac and La Livinière, and the Limoux area in the Haute-Vallée, offer more isolated buildings at contained prices. Towards Castelnaudary, the Lauragais has large arable farms. Carcassonne railway station, on the Toulouse-Narbonne line, and the A61 motorway make it easy to reach nearby wine-growing areas, a factor valued by buyers coming from other regions.

The most affordable areas lie deep in the Corbières and the Haute-Vallée de l'Aude, far from the coast. Towards Narbonne and the Clape, closer to the sea, renovated mas reach levels noticeably above the Aude rural average.

Points to check before buying a farmhouse or a mas

Check the permitted use of the building under the local planning zoning: in an agricultural zone, a change of use is only allowed if the mas or barn is identified as convertible into housing. Examine the roof (canal tiles, sometimes asbestos-cement on wine-growing sheds), the timber frame and the drainage, often needing attention on buildings isolated in scrubland.

Where vines or farmland are included, ask about any current farm lease and about the pre-emption right of the Safer. Renovating a stone mas, with sometimes limited water and electricity connections, can be a significant budget. Mas isolated in the scrubland, sometimes far from any electricity network, require a connection survey before any renovation or gîte project.
