A farmhouse for sale in Haute-Garonne (31), a brick Toulouse-area tenant farm or a barn to convert in the Comminges: the department combines the large brick farms of the Lauragais with the more mountainous buildings of the Pyrenean foothills. This page brings together the farmhouses, barns and mas for sale in Haute-Garonne published on ma-propriete.fr: a Lauragais brick farmhouse with a dovecote, a Comminges farm built of river pebbles and stone, a barn to convert in the Volvestre, a farmhouse with farmland close to Toulouse.

Below you will find the actual prices of the Haute-Garonne rural market, an overview of where to look, from the Lauragais to the Comminges, and the points to check before buying a former farm building. If your project is tourism-related, our white paper on setting up a rural gîte will help you cost it.

Country house prices in Haute-Garonne in 2025

There are no statistics dedicated to farmhouses and barns: a renovated farmhouse sells like a country house with outbuildings and land, whereas a bare barn or a farm to renovate often sells well below. The most useful benchmark therefore remains the price of country houses.

How much does a country house cost in Haute-Garonne (31)? According to DVF data (notarised sales) analysed by the ma-propriete.fr observatory, the median price of a country house in Haute-Garonne (31) stood at €242,000 in 2025, with an average price of €246,017 and a median price of €2,219/m² of living space (2,104 house sales in rural municipalities over the year). The price range is wide: 10% of houses sold for less than €130,000 (floor price, 1st decile) and 10% for more than €366,728 (ceiling price, 9th decile). The typical country house here offers 116 m² of living space on an average plot of 3,458 m², i.e. around 0.3 ha.

This market is well above the regional median (Occitanie: €210,000) and well above the national median (€189,200). Since the second half of 2020, the median price has risen from €230,000 to €242,000, i.e. +5.2%; over one year (2024-2025) the change is +2.3%.

Prices vary widely depending on the type of municipality

A departmental average hides large gaps. A smallholding to renovate, a restored longère with its outbuildings, a farmhouse on several hectares of land or a manor house with parkland do not sell at the same price, and the location matters as much as the building: coastline, tourist area, peri-urban countryside close to a job market or deep countryside. The table below shows the median price of country houses in Haute-Garonne (31) by type of municipality (cumulative sales from mid-2020 to 2025) and its change between 2021 and 2025.

What makes farmhouses and barns in Haute-Garonne special

From the brick farmhouses of the Lauragais to the farms of the Comminges

In the Lauragais, in the east of the department, the farmhouse is built of local terracotta brick, often with a dovecote, around a courtyard and large sheds linked to grain growing and, historically, to woad. In the Comminges, to the south-west towards the Pyrenees, the material changes: river pebbles and limestone, with a more compact cowshed and barn, suited to the terrain.

The Volvestre area, in between, mixes brick farmhouses with hillside buildings. A barn to convert, in brick or stone, offers generous volumes for housing or gîtes, subject to a change of use allowed under the local plan. Attached farmland ranges from the large arable fields of the Lauragais to the foothill pasture suited to keeping horses.

Areas and towns to look at

The Comminges, around Saint-Gaudens, Saint-Bertrand-de-Comminges and Aspet, has the widest choice of farms and barns to renovate in a Pyrenean foothill setting. The Lauragais, around Revel, Villefranche-de-Lauragais and Caraman, offers large brick farmhouses in a landscape of grain-growing hills. The Volvestre area, around Rieux-Volvestre and Carbonne, offers a balance between the Toulouse conurbation and preserved countryside.

Near Toulouse and its station, easy access pushes renovated farmhouse prices clearly above the departmental average. In the nearby Lauragais, around Nailloux and Auterive, demand stays strong; in the more remote Comminges, around Aspet or Saint-Béat, supply remains wider and more affordable.

Points to check before buying

Check the building's permitted use under the local plan: in an agricultural zone, a barn or former shed can only become a home if it is identified as eligible for a change of use. Check the roof (brick canal tiles in the Lauragais, slate or tile in the Comminges, asbestos-cement sheets common on more recent sheds), the timber frame and the drainage.

If farmland is attached, especially the large arable fields of the Lauragais, ask about any current farm lease and about the pre-emption right of the Safer. On raw-earth brick buildings, check the walls for damp damage; restoring an old tenant farm often represents a substantial budget.
