A manor house for sale in Somme sits within a Picard landscape of large brick farmhouses, half-timbering and corner turrets, inherited from a long tradition of rural seigneurial residences. From the Ponthieu to the Vimeu, by way of the Santerre and the Somme valley, these houses often keep their barns, their dovecote and a park planted with century-old trees. Some were remodelled in the nineteenth century, others keep a facade almost unchanged since construction. Browse the manor houses for sale listed here by the department's private owners, agencies and notaries.
This page brings together real price benchmarks for large residences in Somme, the areas where they cluster, the traits that set Picard building apart and the checks to plan for an old residence on the chalky plain. Buyers coming from further south often need a season to adjust to the flatter, more open Picard countryside. DVF land registry data does not identify manor houses as such: the benchmarks below cover sales of houses over 300 m² of living space on 0.05 to 10 ha, above €1,000/m², tracked by our observatory. They frame the market for large residences without describing it entirely: an estate with 30 ha of parkland or a listed monument sold with its farmland falls outside this scope.
In Somme, 41 sales were recorded from 2021 to 2025, with a median price of €520,000*, a floor/ceiling range (P10–P90) of €400,000 to €650,000 and a median of €1,458/m² of living space, for an average of 357 m² of living space and 9,479 m² of land. The Picard residence readily combines brick with timber framing infilled with daub, with limestone quoins at the corners and slate or machine-made tile roofs that often replaced an older covering. A projecting stair turret, sometimes topped with a pepper-pot roof, marks the entrance in several villages of the Santerre and the Vimeu. The general layout remains a main building surrounded by outbuildings set in a U-shape around a gravelled courtyard, with a gateway often topped by a pediment.
The outbuildings form a group in their own right: a round or square dovecote, a bread oven, vaulted stables and barns with exposed roof timbers, sometimes joined by an ice house or a freestanding dovecote in the grounds. A well-kept manor with outbuildings pairs these buildings with an orchard of old varieties, common in both the Vimeu and the Ponthieu. Properties needing restoration often have roof timbers or covering to redo, while original joinery and floors remain sound beneath successive layers of paint. The scale of these outbuildings often makes a Somme property better suited to a working project, such as a gîte or an events venue, than a purely private home.
The Ponthieu, around Abbeville and Crécy-en-Ponthieu, holds a large number of old residences, as does the Vimeu, between Friville-Escarbotin and Oisemont, known for its rolling landscape and prosperous farmhouses. The Somme valley, from Corbie to Amiens and on to Abbeville, offers properties close to marshes and former peat ponds, while the Santerre, a farming plateau east of Amiens around Péronne and Albert, has more secluded residences amid open fields. To the north, the Somme bay and its hinterland draw buyers keen on being close to the coast.
Haute-Picardie station, served by TGV, lies to the east of the department, while Amiens is linked to Paris by Intercités and TER services; the A16 motorway runs along the coast and the A29 crosses the department from east to west. The most sought-after areas lie around the Somme bay and the coastal Ponthieu, while the Santerre and the inland Vimeu remain markedly more accessible for equivalent built space. Weekend visitors from the Paris region have pushed up demand along the coast road in recent years.
Some residences in the Ponthieu and the Vimeu are recorded in the regional heritage inventory, which imposes no automatic constraint but is worth checking at the town hall before any project; buildings close to a listed monument remain subject to the opinion of the Architecte des Bâtiments de France. In municipalities bordering the Somme bay and its marshes, the coastal risk prevention plan and wetland status strongly limit extensions and new basement works.
Have the timber framing and daub infill checked, since they are sensitive to rising damp in clay-and-chalk soil, and inspect the roof timbers, where dry rot readily develops in poorly ventilated attics. Also check the private drainage of isolated properties, often ageing, and the status, municipal or private, of rural tracks that frequently cross the large farmland plots neighbouring the property.
