DVF land registry data does not identify manor houses as such: the benchmarks below cover sales of houses over 300 m² of living space on 0.05 to 10 ha, above €1,000/m², tracked by our observatory. They frame the market for large residences without describing it entirely: an estate with 30 ha of parkland or a listed monument sold with its farmland falls outside this scope.
In Loire-Atlantique, 111 sales were recorded from 2021 to 2025, with a median price of €1,000,000, a floor/ceiling range (P10–P90) of €525,000 to €2,000,000 and a median of €2,814/m² of living space, for an average of 364 m² of living space and 13,288 m² of land. In the north, in the Mée district and the former Breton borderland around Châteaubriant, manors are built in granite and schist, with steeply pitched slate roofs and stair towers inherited from the neighbouring Breton tradition. In the Nantes vineyard area, towards Clisson and Vallet, the stone is softer, limestone or tuffeau, with pale renders and roofs sometimes covered in tile, closer to the building style of the Loire valley. The layout stays plain: a rectangular house, a courtyard closed by a gateway and a row of farm outbuildings. Along the coast, around Guérande and Pornic, a few houses show more seaside-style detailing, added during nineteenth-century building campaigns.
Outbuildings include stone barns, a dovecote in some cases, a well and a bread oven, often completed by an orchard or a meadow bordering a stream. Some of these estates kept a winegrowing or farming role until recently, which explains cellars or barns awaiting conversion; restorations favour lime renders and oak joinery, suited to old walls.
The Mée district, around Châteaubriant, Derval and Nozay, holds the greatest number of noble residences, within a bocage landscape still marked by its Breton history. The Nantes vineyard area, between Clisson, Vallet and the Sèvre Nantaise valley, offers residences surrounded by vines and hillsides. South of the Loire, the Retz district, towards Machecoul and Pornic, and the Brière marshes offer rarer buildings, sometimes exposed to wetlands. The immediate surroundings of Nantes and the Côte d'Amour, around La Baule and Le Croisic, remain the department's most sought-after areas. The Sillon de Bretagne and the northern bank of the estuary, between Saint-Nazaire and Savenay, round out the offer with houses of a more industrial history now renovated for residential use.
Nantes, Saint-Nazaire, La Baule and Le Croisic each have a station served by TGV to Paris, which makes an estate easy to reach from either the coast or inland; Nantes airport adds to the connections. Prices remain high on the Côte d'Amour and immediately around Nantes, while the Mée district and the north of the department offer comparable sizes on more affordable terms.
Check the heritage status of the property, since part of the department's manor stock is registered as a historic monument or recorded in the regional inventory, which makes exterior works subject to the approval of the Architecte des Bâtiments de France. On the coast and near the Brière marshes, the Loi Littoral and protected wetlands strictly limit extensions and the conversion of outbuildings, while projects near the Loire fall under specific flood regulations.
Have the property checked for dry rot, present in old houses across the area, and ask for a radon survey in the granite zones of the Mée district. Check the private drainage system, the condition of the roof timbers and covering, often old, and the status, municipal or private, of the rural tracks serving the more secluded estates in the bocage.
