Price benchmarks for prestige homes in Vendée

DVF land registry data does not identify manor houses as such: the benchmarks below cover sales of houses over 300 m² of living space on 0.05 to 10 ha, above €1,000/m², tracked by our observatory. They frame the market for large residences without describing it entirely: an estate with 30 ha of parkland or a listed monument sold with its farmland falls outside this scope.

In Vendée, 76 sales were recorded from 2021 to 2025, with a median price of €580,800*, a floor/ceiling range (P10–P90) of €384,500 to €1,088,100 and a median of €1,739/m² of living space, for an average of 348 m² of living space and 11,846 m² of land. What makes manor houses for sale in Vendée distinctive

Bocage granite and plain limestone

In the bocage, around Mortagne-sur-Sèvre and Les Herbiers, manors are built in grey granite, with thick walls, small openings and slate or canal-tile roofs depending on proximity to the coast. Towards Fontenay-le-Comte and the southern plain, the paler local limestone lends itself to carved surrounds and rendered facades that catch the light differently through the day. The plan stays generally compact, a main house completed by a stair tower or pavilion, with a courtyard closed off by a stone gateway.

The outbuildings often include a chapel, a dovecote, a bread oven, barns and sometimes a mill on a small bocage stream. Many houses served as farms until the twentieth century, leaving substantial agricultural volumes but roofs and floors in need of renewal. Recent restorations retain lime renders and solid timber joinery, suited to the department's Atlantic climate and to walls that need to breathe rather than be sealed.

From the bocage to the Marais poitevin

The bocage, around Les Herbiers, Mortagne-sur-Sèvre and Chantonnay, holds the greatest number of manors, often standing alone amid hedge-lined pastures. Further south, Fontenay-le-Comte and the fringes of the Marais poitevin offer houses close to canals and wetlands, valued for their calm but subject to particular hydraulic constraints. To the west, towards Challans and the coast, residences become scarcer and more sought after, while around La Roche-sur-Yon the market stays more urban and mixed, drawing buyers who want easy access to schools and services.

The stations at La Roche-sur-Yon and Les Sables-d'Olonne are served by TGV towards Paris, and the A83 motorway links the department to Nantes and Niort, keeping travel times reasonable for weekend buyers. The most expensive areas lie near the coast and the Marais poitevin; inland in the bocage, around Chantonnay and Mortagne-sur-Sèvre, comparable manors remain markedly more accessible.

Points to check on a manor house in Vendée

Properties near the Marais poitevin or in coastal zones face strict planning rules: the Loi Littoral restricts extensions in the municipalities concerned, and wetland classification governs drainage, ditch clearance and any bank works. Some bocage manors are listed on the regional heritage inventory, which means exterior work visible from a protected monument requires approval from the Architecte des Bâtiments de France, a process that can take several months.

Have the roof timbers and covering checked, since they are exposed to Atlantic winds, and inspect the private drainage system, often in need of upgrading on isolated bocage properties. Also check the flood risk for any property near the coast or the marshland, and the status, municipal or private, of the rural tracks serving the property, together with any right of way granted to neighbouring farms over the years.
