A manor house for sale in Eure is found in a typically Norman landscape, between the Neubourg plateau, the Seine valley and the Ouche district, where half-timbering, brick and flint alternate depending on the area. Around Évreux, Louviers and Bernay, the department retains a substantial number of rural noble residences, long tied to livestock farming, cider and river trade toward Rouen. Properties on offer range from restored manors with converted outbuildings to half-timbered houses still awaiting renovation. Browse the manor houses for sale listed by the department's private owners, agencies and notaries.

This page brings together real price benchmarks for large residences in Eure, the areas where manors cluster, what sets Norman building apart and the checks specific to a timber-framed residence in a damp climate. Price benchmarks for prestige homes in Eure

DVF land registry data does not identify manor houses as such: the benchmarks below cover sales of houses over 300 m² of living space on 0.05 to 10 ha, above €1,000/m², tracked by our observatory. They frame the market for large residences without describing it entirely: an estate with 30 ha of parkland or a listed monument sold with its farmland falls outside this scope.

In Eure, 93 sales were recorded from 2021 to 2025, with a median price of €583,400*, a floor/ceiling range (P10–P90) of €383,100 to €997,600 and a median of €1,732/m² of living space, for an average of 357 m² of living space and 17,617 m² of land. What makes manor houses for sale in Eure distinctive

Half-timbering, brick and flint of the Ouche district

The Eure's Norman manor house is known first for its timber frame, often oak, with wattle or herringbone brick infill, characteristic of the Ouche and Lieuvin districts. In the Seine valley and the Vexin normand, limestone and flint take over, with flat-tile or steeply pitched slate roofs. The plan combines an elongated main house, sometimes a stair tower, and a courtyard closed by a brick or stone gateway, often bordered by partly surviving moats, a legacy of medieval fortified residences.

The outbuildings form a complete ensemble: a dovecote, a bread oven, a covered cider press, a timber-framed barn and sometimes a private chapel. Many of these residences kept a working farm role until the twentieth century, hence manors to renovate offered alongside already restored properties, with lime renders, oak joinery and roof timbers repaired piece by piece.

From the Neubourg plateau to the Ouche district

The Neubourg plateau, an open farming plain around Le Neubourg and Conches-en-Ouche, holds sizeable manors surrounded by large arable fields. The Seine valley, from Louviers to Pont-de-l'Arche, and the Roumois district, toward Pont-Audemer, offer residences close to the river and its wooded bends. To the south, the Ouche district, around Rugles and neighbouring L'Aigle, and the Verneuil-sur-Avre area, more hilly, keep a denser stock of half-timbered buildings, often set within small orchards. To the east, the Vexin normand, around Gisors and Les Andelys, retains limestone and flint building close to the banks of the Seine and the Epte.

The department has no TGV station; rail access runs through Intercités and TER links to Rouen and Paris-Saint-Lazare from Évreux or Bernay. The A13 motorway crosses the north of the department toward Rouen and Paris, while the A28 serves the south toward Alençon. The most sought-after areas remain the Seine valley and the Neubourg plateau; the Ouche district and the Vexin normand, more remote, offer comparable manors at a markedly more accessible level for buyers willing to travel a little further.

Points to check on a manor house in Eure

Some of Eure's half-timbered residences are listed on the Norman heritage inventory or as historic monuments, particularly in the Vexin normand and around Les Andelys: any facade work there requires the approval of the Architecte des Bâtiments de France. In flood-prone areas along the Seine and the Eure, the risk-prevention plan restricts ground-floor works and extensions. The chalky subsoil in some areas also carries a risk of underground cavities, worth checking before any groundworks.

Have the timber frame checked for damp and wood-boring insect damage, common in an Atlantic climate, along with any dry rot in the older roof timbers. Check the private drainage system, often required outside the town centres, the watertightness of any surviving moat, and access via rural tracks, whose municipal or private status must be confirmed before signing, along with any right of way granted to a neighbouring farm over the years.

Manor house listings in Eure are placed by private owners, agencies specialising in character properties and notaries; filter them by price, living space, land and outbuildings, and set an e-mail alert to follow new listings as soon as they are published.
