A manor house for sale in Seine-Maritime is found from the pays de Caux to the winding bends of the Seine, in a landscape of chalk cliffs, hedgerowed farmland and sunken valleys. Around Rouen, Dieppe and Yvetot, the department retains a substantial heritage of half-timbered houses and brick manors, long tied to dairy farming, maritime trade and textiles, industries that shaped much of the region's rural wealth. Properties range from restored manors with converted outbuildings to timber-framed houses still awaiting complete renovation. Browse the manor houses for sale listed by the department's private owners, agencies and notaries.

This page brings together real price benchmarks for large residences in Seine-Maritime, the areas where manors cluster, what sets Caux-country building apart and the checks specific to an old residence in a maritime climate marked by frequent rain and coastal winds. DVF land registry data does not identify manor houses as such: the benchmarks below cover sales of houses over 300 m² of living space on 0.05 to 10 ha, above €1,000/m², tracked by our observatory. They frame the market for large residences without describing it entirely: an estate with 30 ha of parkland or a listed monument sold with its farmland falls outside this scope.

In Seine-Maritime, 89 sales were recorded from 2021 to 2025, with a median price of €670,000*, a floor/ceiling range (P10–P90) of €448,100 to €1,053,000 and a median of €1,849/m² of living space, for an average of 370 m² of living space and 13,289 m² of land. What makes manor houses for sale in Seine-Maritime distinctive

Caux half-timbering, brick and flint

The Caux manor house is known for its oak timber frame, often decorated with diamond or Saint Andrew's cross patterns, combined with brick or wattle infill, characteristic of the pays de Caux. In the Seine bends and the pays de Bray, brick and flint dominate, with thatch or tile roofs depending on the area. The plan stays plain: an elongated main house within a courtyard enclosed by a beech-planted bank, the well-known wooded embankment that shelters Caux farms from Channel winds and marks the edge of each property.

The outbuildings count as much as the house: a dovecote, a bread oven, a cider press, a timber-framed barn and sometimes a private chapel linked to the larger farming estates. Many of these residences kept a working farm role until the twentieth century, hence manors to renovate offered alongside already restored properties, with timber frames rebuilt to match and roofs renewed in tile or thatch, depending on the original covering.

From the pays de Caux to the Seine bends

The pays de Caux, between Yvetot, Fécamp and the Alabaster Coast, holds most of the half-timbered building stock, often just a few kilometres from the chalk cliffs. The Seine bends, around Caudebec-en-Caux and the Boucles de la Seine Normande regional nature park, offer residences close to the river and its forests. To the southeast, the pays de Bray, around Neufchâtel-en-Bray, presents more hilly hedgerowed farmland and more scattered building, with a distinct dairy-farming character. To the east, the Rouen conurbation and its outskirts retain a few older residences within a more built-up fabric.

Seine-Maritime has no TGV station; Rouen has frequent Intercités and TER links to Paris-Saint-Lazare, in a little over an hour. The A29, A13 and A28 motorways serve the whole department, connecting the coast to Rouen and on to Paris. The most sought-after areas remain the Alabaster Coast and the Seine bends; the pays de Bray, more remote, offers comparable manors at a markedly more accessible level.

Points to check on a manor house in Seine-Maritime

Some of Seine-Maritime's half-timbered building is listed on the Norman heritage inventory, particularly in the pays de Caux and around the Seine bends: any facade work there requires the approval of the Architecte des Bâtiments de France. Along the coast, cliff retreat and the erosion of the chalk cliffs call for particular care with properties close to the edge; coastal risk-prevention plans should be checked carefully before any purchase in these areas.

Have the timber frame checked for damp and wood-boring insect damage, common in a maritime climate, along with any dry rot in the older roof timbers. Check the private drainage system, often required outside the town centres, the condition of any surviving thatch roof, and access via rural tracks, whose municipal or private status must be confirmed carefully before signing.
