Two traditions share the market for hunting property for sale in Normandy. In the west and along the coast, wildfowl are shot from the gabion, a hide facing a pool, in the marshes of the Cotentin and the Bessin, from the Baie des Veys to the Seine estuary. To the south and east, Orne and Eure hold the large red deer forests, from Écouves to the woods of the Pays d’Ouche and Lyons; the Pays de Caux, the Norman Vexin and the Caen plain remain small-game country, and the hedgerow bocage mostly offers modest hunting woods. Here you will find gabions, woods and shoots for sale in the region from private sellers, estate agents and notaires, as well as access to hunting estates and shoots for sale throughout France.
The data block further down gives forest and pond prices by department and big game culls, which clearly place red deer in Orne and Eure. The following sections describe the hunting areas of the five departments, then the checks specific to the region: the status of gabions, protected wetlands, hunting rights and fencing.
The price of a hunting property adds up the value of the woodland, ponds, buildings and facilities. For wooded land, the ma-propriete.fr forest price observatory, built from DVF data, gives a median of €10,000/ha for forests sold in Normandy in 2025 (298 sales), against €4,936/ha nationally, and €9,202/ha over 2020-2025 (1,596 sales). Nationally, the price per hectare rises with size: the large blocks sought by hunters sell for more per hectare than medium-sized woods.
| Size of forest sold (France, 2020-2025) | Median price | Number of sales |
|---|---|---|
| 10 to 20 ha | €4,010/ha | 3,161 |
| 20 to 50 ha | €5,330/ha | 1,850 |
| 50 to 100 ha | €6,810/ha | 581 |
| Over 100 ha | €7,361/ha | 320 |
Ponds, which make the value of many shoots, trade at a very different level: a median of €34,014/ha for the 31 ponds sold without buildings in Normandy between 2020 and 2025*.
On the listings side, 18 hunting properties are offered on ma-propriete.fr across France as of 2 October 2026, none in Normandy at that date. Their median asking price is €888,000 for a median size of about 68 ha. These asking prices apply to complete properties, often with buildings, a pond or hunting rights: they cannot be compared directly with DVF medians per hectare.

According to the game bag records of the French Biodiversity Agency (OFB), 3,420 red deer, 31,607 roe deer and 33,370 wild boar were taken in Normandy in the 2024-2025 season. Compared with 2021-2022, culls changed by +12% for red deer, +6% for roe deer, +6% for wild boar.

Orne leads the region for red deer. The Écouves state forest, north of Alençon, and the Andaines forest around Bagnoles-de-l’Orne, both in the Normandie-Maine regional nature park, hold red deer, roe deer and wild boar; to the east, the Perche regional nature park, shared with Eure-et-Loir, brings together the Bellême, Réno-Valdieu and Perche-et-Trappe forests amid hilly hedgerow country. Around these forests, private oak and beech woods sometimes come with a lodge or a Perche longhouse, and their sporting appeal lies in their continuity with the public forest. Listings for the department are gathered with our shoots for sale in Orne.
In Eure, red deer use the large forests: Lyons, shared with Seine-Maritime, and the Conches, Breteuil and Évreux forests around the Pays d’Ouche are bordered by private woods where single-block hunting estates can be put together. The Norman Vexin and the Neubourg plain are shot for partridge and pheasant. In Seine-Maritime, the Pays de Caux, an arable plateau between Rouen, Le Havre and Dieppe, is small-game country where spinneys and the tree-lined banks of the traditional clos-masures farmsteads give game cover; the Eawy, Eu and Brotonne state forests and the more bocage-like Pays de Bray hold big game. In the Seine estuary, wildfowl are shot from gabions, partly on public land. See our shooting grounds in Seine-Maritime.
In the west, hunting changes character. The Marais du Cotentin et du Bessin regional nature park, shared by Manche and Calvados, sees its low meadows flood every winter, and its gabion pools draw duck, geese and waders. On the coast, the Cotentin havens, the Baie des Veys and the Bay of Mont-Saint-Michel are largely public maritime domain, where the State leases the shooting, mostly to maritime hunting associations: at best you can buy a plot of marsh behind the shoreline. Inland, the Manche bocage, the Vire bocage and the Suisse normande offer modest hunting woods for roe deer and wild boar, with red deer still rare; in Calvados, the Pays d’Auge and the Caen plain round out the picture, and the Cerisy forest, straddling the two departments, is one of the few extensive woodlands. Listings on the peninsula appear among our gabions and hunting woods in Manche.
A gabion is a regulated asset. In all five Normandy departments, Orne included, night wildfowling is allowed only from a fixed post that existed on 1 January 2000 and was declared: insist on the receipt and its transfer into your name, together with the bag record book, and check that the gabion has not been moved without permission. The pool and the surrounding meadow are often wetland, sometimes a Natura 2000 site: digging, filling or dredging there may require a declaration under water law. To assess the condition of a water body, use our ponds and pools for sale in Normandy.
Next, the hunting right: no Norman department requires communal hunting associations (ACCA), so it stays with the land, but a small wood may be let to a local hunting club; read the lease and its end date. In Orne and Eure, ask for the cull plan allocations for red and roe deer over recent seasons, and for the record of wild boar damage paid out to neighbouring livestock and arable farmers. In the bocage, the area in one block matters more than the total: plots split by hedges and roads are hard to hunt, and a landlocked wood raises access issues. Finally, in natural areas a fence must leave 30 cm clear above the ground and stay below 1.20 m; fencing put up since 1993 has until 1 January 2027 to be adapted, as explained in our article on the fencing rules.
The gabions, hunting woods and estates in Normandy listed on ma-propriete.fr are offered by private sellers, agents and notaires. Sort them by department or size, create an alert to receive new listings from the Cotentin to the Pays d’Ouche, or put your own property on the market.
