A hunting property for sale in Orne is bought first and foremost for big game: no other Normandy department takes as many red deer. They live in the large forests of the south and east: Écouves north of Alençon, Andaine around Bagnoles-de-l’Orne, Bellême and Réno-Valdieu in the Perche. These forests are largely state-owned, yet most woodland in Orne is private, and the woods around them are sold on their own, with a keeper’s house or as part of a farm. Further north, the Argentan plain, the Pays d’Auge and the Pays d’Ouche offer more open ground, where roe deer, wild boar and small game take over. This page gathers the hunting estates and woods for sale in Orne, listed by private sellers, estate agents and notaires.
Below this introduction, a data block brings together the prices of forests and ponds sold in Orne and the game bag figures published by the French Biodiversity Agency (OFB). We then describe the department’s two sporting landscapes, red deer forests on one side, bocage and plain on the other, followed by the checks to make before signing: leases, cull plan, game damage and fencing.
A hunting estate is rarely valued with a single figure: its price adds up the value of the woodland, the ponds, the buildings and the shooting facilities. The statistics below give benchmarks for wooded land and ponds, based on sales actually recorded.
According to the ma-propriete.fr forest price observatory, built from sales recorded in the French DVF land registry database, the median price of a hectare of forest in Orne was €10,098/ha in 2025*, across 55 sales, with an average of €10,474/ha. That puts the department above the Normandy median (€10,000/ha) and above the national median (€4,936/ha). Compared with 2024, the median changed by +26.3%, a movement to interpret with care given the number of sales. Over the more robust 2020-2025 period, 254 sales give a median of €7,813/ha for a median plot size of 2.4 ha.

Nationally, the price per hectare rises with size: the large properties that appeal to hunters sell for more per hectare than medium-sized woods.

|---|---|---|
| 10 to 20 ha | €4,010/ha | 3,161 |

| 50 to 100 ha | €6,810/ha | 581 |
| Over 100 ha | €7,361/ha | 320 |
Ponds trade at a very different level: with too few sales in Orne, the benchmark is the regional median of €34,014/ha for ponds sold without buildings between 2020 and 2025.
On the listings side, 18 hunting properties are offered on ma-propriete.fr across France as of 2 October 2026, none in Normandy at that date. Their median asking price is €888,000 for a median size of about 68 ha. Between Carrouges and Sées, the Écouves massif combines a large state forest with municipal and private woods; sessile oak and beech grow alongside silver fir, Douglas fir and Scots pine on the higher ground, and both shooting and hunting with hounds take place there. Like the forest of Andaine, it lies within the Normandie-Maine regional nature park. To the east, the state forest of Bellême, known for fine-grained oak sought after by coopers, and that of Réno-Valdieu anchor the Perche regional nature park. These public forests are not for sale, and their hunting is allocated by the national forestry office (ONF); but a private wood next to them sees their deer pass through, which explains why hunters value these forest edges.
A hunting wood here is judged on its standing timber as much as on its game: many properties combine good oak, conifer stands planted on poorer soils and a few meadows or game crops. Rides, high seats and shooting lines need regular upkeep. Find out too about the hunts with hounds that work the neighbouring forests: a quarry followed by the pack may cross your wood, and good relations are best built before the season opens.
In the west, the bocage of the Domfrontais, the Pays d’Andaine and the Houlme combines small fields, hedgerows and farm woods: roe deer are plentiful, wild boar too, and woodcock spend the winter there. In the centre, the Argentan plain and the countryside around Alençon are arable land where small game depends on cover strips and set-aside. In the north, the Pays d’Auge, around Vimoutiers, and the Pays d’Ouche, towards L’Aigle, alternate grazing, orchards and medium-sized woods; near Argentan, the wooded hills of the Gouffern state forest form the main block in the area. A shooting ground here often comes with a farm or a set of buildings, and the house then weighs more in the price than the wooded hectares.
Orne is not a department where ACCA (municipal hunting associations) are compulsory: the hunting right generally stays with the land and can be let freely. Check the leases in place, their term and what happens to guns already sold for the season. Then ask for the cull plan allocations for red and roe deer over several seasons and how far they were met: a ground that takes less than planned can be held liable for damage to neighbouring crops and grassland, which the departmental hunters’ federation compensates. In red deer forests, browsing of young plants and bark stripping also affect timber value, so have regeneration areas assessed.
If the property is fenced, look at when and where the fences were put up. Those built in natural areas since 1993 must, before 1 January 2027, leave 30 cm clear above the ground and stay below 1.20 m; fences meant to hold game in are directly targeted. Our article on the anti-fencing act explains the exceptions. For a wooded plot under 4 ha, remember the neighbouring owners’ right of first refusal.
