A forest for sale in Normandy has to be found in one of the least wooded regions of France, where woodland is concentrated in the east and south. The large beech and oak forests of Seine-Maritime and Eure, many of them state-owned, sit alongside fragmented private woodland; Orne adds the oak forests of the Perche and the Écouves and Andaines massifs; in Calvados and Manche, hedgerow country (bocage) dominates and woods stay small. Most buyers are looking for woods and woodland parcels to supply firewood, for shooting or for walking, more rarely an estate of several dozen hectares; some of them come from Rouen, Caen or the Paris region.

According to the ma-propriete.fr forest price observatory, built from sales recorded in the French DVF land registry database, the median price of a hectare of forest in Normandy was €10,000/ha in 2025, across 298 sales, with an average of €10,562/ha. The regional median sits above the national median (€4,936/ha) and changed by +4.7% over the year. Over 2020-2025, 1,596 sales give a median of €9,202/ha, with an average of €10,012/ha and a median plot size of 2.7 ha. Nationally, the median was €4,936/ha in 2025.

Their median asking price is €145,750 for a median size of about 17 ha. These asking prices apply to complete properties, often with buildings, a pond or hunting rights: they cannot be compared directly with DVF medians per hectare. In Seine-Maritime (76), public forest plays a leading role. In the north-east, the Eawy state forest near Saint-Saëns and the Eu forest along the Bresle valley form large plateau beech woods. Around Rouen, Roumare and La Londe-Rouvray fill meanders of the Seine, and the Brotonne forest occupies a loop further downstream, within the Boucles de la Seine Normande regional nature park; the Lyons forest, for its part, is shared with Eure. The Pays de Caux has almost no woodland: its trees are concentrated on the planted banks that surround its traditional farmsteads (clos-masures). Private sales therefore mostly involve hillside and valley woods, the fringes of large forests and plateau woods mixing oak and beech.
Eure (27), which has the highest share of woodland in Normandy, shares the Lyons forest, renowned for its beech high forest, with Seine-Maritime. To the south, the Pays d’Ouche, from Conches-en-Ouche to Breteuil, is sessile oak country, in state and private forest alike. On the chalk slopes overlooking the Seine and the Eure valley, woods are steep and costlier to work, while the Risle and Charentonne valleys hold poplar plantations. Further south, Orne (61) brings together several of Normandy’s large public forests. In the Orne part of the Perche, the Bellême state forest is known for its fine-grained, pinkish oak, long used for shipbuilding and now for cooperage, and the Perche regional nature park, which extends into Eure-et-Loir, protects this country of hedgerows and high forest. Near Alençon, the Écouves forest mixes broadleaves and conifers on sandstone hills; the Andaines forest surrounds Bagnoles-de-l’Orne, within the Normandie-Maine regional nature park. In the west, Calvados (14) and Manche (50) are hedgerow country where woodland breaks up into copses, hedges and farm woods. A few forests stand out: the Cerisy state forest, shared between the two departments, is a beech wood that has been a nature reserve since 1976; the Saint-Sever forest near Vire and the wooded slopes of the Suisse normande complete the picture. In the Pays d’Auge, woods crown the hilltops above pastures and orchards. Manche is the least wooded department in Normandy and its forest is overwhelmingly private: sales there mostly concern small pieces of wooded land next to a farm or a house, which you will find among our woodland for sale in Manche.
Beech, the signature species of eastern Normandy’s forests, copes poorly with repeated droughts: after recent droughts, declining beech trees have been reported in several Normandy forests. In a beech wood, have the share of weakened trees assessed before relying on the stated timber volume. Also watch for ink disease on sweet chestnut, ash dieback in the valleys and pedunculate oak on drying soils. On the coast, from the Côte d’Albâtre to the Cotentin, the Loi Littoral requires municipalities to classify their most significant woodlands as protected woodland (espaces boisés classés), which rules out any clearance. Neighbouring woodland owners have a right of first refusal on plots under 4 ha, and any forest of 20 ha or more must be run under a management plan approved by the CRPF of Normandy.
