A farm for sale in Occitanie can mean very different things: an arable holding in the Lauragais, a flock of dairy ewes on the limestone causses, an orchard in the middle Tarn valley, a wine estate in the Corbières or a mountain farm on the Aubrac plateau. France's largest farming region both by number of holdings and by area worked, Occitanie sees a substantial share of its farm managers reach retirement age every year, which keeps a continuous stream of handovers moving. Those selling on this page are farmers at the end of their careers, notarial offices, rural property agencies and succession advisers; each listing sets out the worked area, the nature of the ground, the tenure attached to it and whatever the outgoing farmer leaves in place. It belongs to a wider listing of farms for sale in France.

Then come the markers that guide a choice: the price of land by department, the productions dominating each terroir, the districts in which properties keep coming up, and the verifications that precede any offer. Our white paper « Créer une exploitation agricole » (in French) also sets out the route into a first holding.

Farmland prices in Occitanie in 2025

Land forms the base of a farm's value. DVF, the property sales database published by the French tax administration (vineyards excluded), records a 2025 median of €7,015 per hectare in Occitanie, an average of €7,653 and 995 sales; four transactions in five fall between €3,913 and €11,825, against a national median of €5,307.

The SAFER land value benchmark sets €7,260 per hectare for vacant land and pasture offered for sale in the same year, -0.3% over one year and +6.1% over ten, against €6,460 nationally. SAFER publishes no local figure for let land, too few sales being recorded; nationally, land sold with a farm tenancy in place trades at a discount of about 17%.

These figures place regional land values; they do not price a farm, which depends first on its buildings, its herd and its outlets. For department-level detail, see our land price observatory, then cost your purchase with our financial calculators.

Occitanie: farming productions and terroirs, from the Garonne to the Mediterranean

A mosaic of productions

Two broad halves structure the region. In the west, the former Midi-Pyrénées is a country of arable crops and mixed farming, with durum wheat and sunflower across the Lauragais and the Lomagne, duck units in Gers, sheep enterprises on the causses and the Aubrac, and suckler herds on the foothills. In the east, the former Languedoc-Roussillon is dominated by vines, by fruit growing in the valleys and by market gardening on the irrigated Roussillon plain and along the coast.

That diversity changes everything for a buyer. A working farm is priced here by its system far more than by its area: a dairy unit under a quality scheme, an orchard in full bearing and an equivalent block of arable land call for neither the same working capital, nor the same labour, nor the same technical skill. Specialist crops and aromatic plants complete the picture on small, high-value areas.

The thirteen departments of the region

In the western half, Haute-Garonne (31) and Gers (32) carry the largest arable structures, extended by Tarn-et-Garonne (82), which adds a leading fruit-growing district in the Garonne valley. Tarn (81) combines arable farming, livestock and the Gaillac vineyard. Aveyron (12) and Lozère (48) are livestock departments: dairy ewes and ripening cellars in southern Aveyron, beef cattle and sheep across the Aubrac, the Margeride and the Grands Causses, where entry costs stay among the lowest anywhere in Occitanie.

Lot (46) mixes livestock, walnut groves and the Cahors vineyard on causses where holdings remain fragmented. Ariège (09) and Hautes-Pyrénées (65) belong to mountain and foothill systems, with summer pastures and transhumance. On the Mediterranean side, Aude (11), Hérault (34), Gard (30) and Pyrénées-Orientales (66) live to the rhythm of vines, orchards and irrigated market gardening, with heavy land pressure near the coast and the cities.

The widest supply comes from the inland rural departments — Gers, Aveyron, Lot, Tarn, Ariège — where retirements are numerous and land more affordable. Coastal and peri-urban districts concentrate the highest values and the most fragmented parcels; mountain areas offer large surfaces but demanding conditions and buildings that often need work.

Water, the region's first variable

From the Lauragais to the Roussillon, securing water governs the value of a holding. A property connected to a collective network, with a declared reservoir or an authorised borehole, does not compare with a parcel exposed to summer low flows. Examine the water title, the allocated volume, any membership of a growers' irrigation association and the history of restriction orders, whose frequency has become a decision factor in its own right.

Add the constraints specific to each terroir: nitrate vulnerable zones across the lowland basins, appellation areas that frame land use, pastoral management schemes in the mountains, and growing exposure to drought and hail on perennial crops. Each is verified parcel by parcel before an offer is made.

SAFER pre-emption, farming thresholds and existing leases

Every intended agricultural sale reaches SAFER Occitanie through the notary. The agency may buy in place of the intended purchaser and then reallocate the property after advertising and calling for applications, putting new entrants ahead of expansion. Coming forward early, with a technical file behind you, is worth more than waiting for the decision.

Working the land acquired then means respecting the regional structure plan, which fixes the thresholds triggering an authorisation to farm and ranks the priorities. Parcels already let, finally, stay with their tenant, who has first call on buying them: an agricultural property made up mainly of let land is taken over more slowly, and financed differently, than one available at once.

Across so wide a territory, instructions arrive mainly from the rural interior, where handovers follow one another, while the coast produces few properties and much competition for them. Retiring farmers, rural agencies and notaries across the thirteen departments publish here as their sales come up. Narrow by department, production, area or budget, and hand the watching over to an e-mail alert. The search extends to other regions from farms for sale in France.
