An arable farm for sale in Orne sits almost always along the open corridor linking Argentan to Sées and on to Alençon: loamy plains ploughed for wheat, barley, oilseed rape and maize, bordered north and south by countryside of grass and hedgerows. The files collected here are entrusted to us by farmers starting their handover, by rural land specialists and by notaries in Argentan, Alençon or Mortagne-au-Perche; they state the make-up of the rotation, the split between owned and rented ground, storage volumes and the machinery going with the sale. They join the panorama of arable farms for sale kept up to date for the whole of France.

This page supplies what a listing does not carry: local land price levels, the districts where holdings come free, a method for judging a set of buildings and its storage capacity, and the checks to run on a cereal farm before committing. Our white paper « Créer une exploitation agricole » (in French) describes the steps of an entry into farming.

Arable land prices in Orne (61) in 2025

Pricing the land comes first in any plan to buy an arable farm. On the basis of 2025 DVF sales (vineyards excluded), the median in Orne (61) works out at €6,432/ha and the average at €6,818/ha, across 307 transactions. The central range covering 80% of sales runs from €4,427 to €10,000/ha; nationally the median is €5,307/ha.

The SAFER benchmark, the market's second yardstick, gives €7,250/ha in 2025 for vacant land and pasture (-1.6% over twelve months, +16.7% over ten years), beside a national €6,460/ha; tenanted land is worth about 17% less.

Two holdings of the same size can trade at very different levels. Loam depth and how steady yields prove, drainage, how the blocks gather around the yard, bin and flat store capacity, ventilation, a drier, the condition of the drill and the combine, basic payment entitlements and the delivery contract held with a cooperative or a merchant all come into it. A crop farm close to a collection silo keeps haulage costs down. Turn to our land price observatory and our financial calculators.

What makes an arable farm for sale in Orne distinctive

Agronomic potential, rotation and harvesting kit

On the Argentan plain and the Alençon countryside, loams over limestone give even soils, easy to work and productive without irrigation. The rotation is built around milling wheat, winter barley, oilseed rape and maize, with protein crops and, here and there, flax. As soon as you leave those plains the ground turns heavier, shallower and more sensitive to excess water, and drainage then decides how consistent the results are. Ask for soil analyses, the drainage plan, block-by-block yield records and the list of fields taken back during a tenancy before you settle your offer.

Farmsteads mix old stone buildings, cattle housing inherited from livestock days and steel-framed sheds. Look at the roof structure, how weathertight the bins are, the intake pit, the drier and the room lorries have to manoeuvre in the yard. A grain farm with generous storage lets you choose your selling window. If the farmstead includes a house of character or a former manor, obtain a separate valuation: the residential buyers of the Perche do not think like an incoming farmer.

Argentan, Sées, the Perche: how cropping is spread

The Argentan plain and the Sées district form the department's cereal core, with reorganised fields and holdings of a decent scale. The Alençon countryside carries the block on to the south-east. The Orne part of the pays d'Ouche, around L'Aigle, mixes cropping with livestock on colder soils. The Perche, from Mortagne-au-Perche to Bellême, remains a country of grass, hedges and horse breeding, where arable land stays scattered. The bocage of Flers and Domfront, to the west, belongs to dairying and cider orchards.

The price map follows that division: the central plains hold the highest values, because neighbours there are hunting for acreage, while the bocage and Perche margins leave more room to negotiate. Anyone planning a takeover does well to compare several districts before putting a funding file together.

Preliminary checks on the transaction

The deal is subject to the structures control, the French authorisation regime governing entries into farming and expansion, and SAFER may pre-empt as soon as the notary notifies the sale. Examine the rural leases one at a time: remaining term, rent level, environmental clauses, the sitting tenant's right of pre-emption. Parts of the department are classified as a nitrate vulnerable zone, with nitrogen applications regulated and soil cover required between crops. Water catchments and wetlands may also limit certain practices, so ask for the designations listed field by field.

Then check that basic payment entitlements transfer and that the CAP declaration is filed on time, set the graphical field register against the advertised areas, and question the seller on the state of the fuel tanks, the crop-protection store and the electrical installations. Where the business is held in a company, selling shares changes the tax position, the warranties you obtain and how the machinery is treated.

Selling owners, rural property firms and Orne notaries send fresh mandates to this page regularly. Set the area, budget and district you are after, put an alert in place to hear as soon as a cereal farm reaches the market, and widen afterwards to the arable farms for sale in Normandy.
