Taking over an arable farm in Côtes-d'Armor: the local specifics

Schist soils, the Breton rotation and storage

Soils here derive from the schists and granites of Armorica: generally shallow and acid, corrected by regular liming. The silts of the Penthièvre and the inland Trégor give the best cropland, well supplied with available water and suited to wheat as much as barley. Elsewhere, stoniness and slope limit cultivation and the rotation leans towards forage maize. The oceanic climate brings steady rainfall, which makes irrigation rare but puts a premium on ground that drains quickly. Ask for analyses, yield maps and the liming history before you put an offer together.

The buildings you meet often come from a livestock past: cubicle houses, rearing sheds or former poultry houses converted to storage. Look at how the roof structures have been altered, whether the coverings are sound, how the bins are ventilated and whether the tracks bear traffic in winter. A cereal farm with a drier and a compliant concrete apron remains uncommon and is priced as such. The farmhouse, much sought after between the coast and the countryside, deserves a valuation of its own, separate from the working business.

The districts where cropping counts

The Penthièvre, around Lamballe, Pléneuf and Moncontour, and the coastal plain of Saint-Brieuc hold the most productive land, and also the sharpest competition, between expanding livestock units and urban growth. The Trégor, from Lannion to Tréguier and Paimpol, mixes cropping with field vegetables and the market gardening of the coastal belt. The pays de Dinan, to the east, joins the mixed farming systems of neighbouring Ille-et-Vilaine. In the centre, the Mené, the Loudéac country and the Argoat are pig and poultry country first, where crops serve animal feed.

Prices for arable land are pulled upwards by demand for spreading area, even where agronomic potential is only average. A purely cropping project therefore has to contend with bidders whose logic is different. Searching inland, where fields are more fragmented but the ground less fought over, often opens better room for negotiation.

Local regulation and the checks to run

The purchase goes through the structures control, the administrative authorisation required before farming the area taken on, and SAFER Bretagne, very active here, may pre-empt once notified. Côtes-d'Armor is also classified as a vulnerable zone under the nitrates directive: fertiliser plans, spreading records, winter soil cover and restricted spreading periods apply to every farmer, including those with no animals. Check the commitments attached to the fields, the grass buffer strips along watercourses and any measures tied to the catchments covered by the green algae programme.

Then work through the rural leases, paying attention to verbal agreements, which are still common, and verify the transfer of basic payment entitlements, the state of the drains, the compliance of the crop-protection store and any rights of way.
