Buying an arable farm for sale in Brittany means understanding a regional trait: cereals here are grown mainly to feed livestock, and holdings devoted entirely to cash crops remain a minority. The properties listed here are entrusted by farmers arranging their succession, by rural agencies and by notaries; they describe the depth of the silt soils, the rotation between wheat, barley, maize and oilseed rape, the size of the blocks and the buildings included. Some also carry ground released by a neighbour or by a company being wound up. They belong to the national selection of arable farms for sale offered on the site.

You will find here what the listings leave you short of: how Breton cropland prices stand, where handovers are concentrated, how to assess a shed and a floor store, and the questions to put to the seller. The white paper « Créer une exploitation agricole » (in French) takes a setting-up project apart, stage by stage.

Arable land prices in Bretagne in 2025

Pricing the land comes first in any plan to buy an arable farm. On the basis of 2025 DVF sales (vineyards excluded), the median in Bretagne works out at €5,500/ha and the average at €5,803/ha, across 1,297 transactions. The central range covering 80% of sales runs from €3,510 to €8,658/ha; nationally the median is €5,307/ha.

The SAFER benchmark, the market's second yardstick, gives €6,540/ha in 2025 for vacant land and pasture (+0.3% over twelve months, +16.8% over ten years), beside a national €6,460/ha; tenanted land is worth about 17% less.

On this market, the gap between two neighbouring farms rarely comes from area alone. How tightly the fields sit around the farmstead, the upkeep of drainage in the wet bottoms, storage capacity, the quality of the shed and of the machinery included, combine harvester among it, carry more weight. To that add the payment entitlements, the links built with a cooperative or a grain merchant and, frequently, livestock buildings whose future use is still open. What is different about an arable farm for sale in Brittany

Land cropped first and foremost for livestock

Most of the cropped area in the region serves animal feeding: forage maize, straw cereals destined for feed mills, oilseed rape more occasionally. An arable land holding therefore often comes onto the market when a dairy, pig or poultry unit closes, with buildings to convert or pull down. Cropping potential depends on the thickness of the silt lying over the schist and granite bedrock: deep and even in the northern districts, thinner and stonier on the inland heights. Soil analyses, yields field by field and the record of liming and fertiliser give the true measure of a holding.

The climate makes irrigation rarely necessary outside vegetable growing, but shifts the issue to getting water off the land: ditches, drains, banks and access tracks are best seen after a wet spell rather than in spring. As for buildings, a covered shed with a sound floor, a pit, a washing area and a floor store is worth more than a large farmstead that suits nothing. Where a dwelling house comes with the sale, have the house, the working tool and the land priced separately.

The four Breton departments

Ille-et-Vilaine holds the largest cropped areas, from the Rennes plain across to the Vitré and Fougères districts, with a more open field pattern than elsewhere and steady demand. Morbihan, around Pontivy and the Oust valley, combines cropping with intensive livestock on the inland plateaux. Côtes-d'Armor is comparable in the centre of the department, while the Trégor gives its best ground over to field vegetables. Finistère contrasts the Léon, whose deep silts are keenly contested by vegetable growers, with the Monts d'Arrée, where shallow soils cap what the land can yield and holdings change hands less often.

Land stays expensive everywhere and is seldom vacant: livestock, anaerobic digestion and urban pressure compete for the same ground, so a grain farm is often sold in lots, land on one side and buildings on the other. Handovers are more frequent in the centre of the region than near the cities and the coast, where the areas on offer shrink year after year. Widening the search across all four departments improves the odds of concluding a purchase.

Rules, effluent and the status of the land

The whole of Brittany is classified as a nitrate vulnerable zone under the European directive, and certain catchments are covered by reinforced programmes: spreading periods, winter soil cover and nitrogen ceilings apply to the incoming farmer, including on fields bought without livestock. Where livestock buildings form part of the sale, their status under the classified installations regime and the existence of an up-to-date spreading plan should be examined before any offer, since bringing them back into use is far from automatic. Supply contracts with an anaerobic digestion plant also repay careful reading.

The status of the land holds the other surprises. Many fields are let verbally or under a rural lease, with rent due to the owner and a term that continues with the buyer. Completing a sale means clearing the structures control, the French permit regime for taking over farmland, and dealing with SAFER, the rural land agency, which is notably active here. Check access tracks, informal exchanges never registered, and the condition of the field banks, whose removal is regulated.

This page gathers properties entrusted by owners, by firms specialising in rural property and by notaries. Select a department, a range of areas or of prices, combine those filters, set up an alert so you hear as soon as a cereal farm appears, and carry on where needed to all the farms for sale in Brittany.
