The price of vineyards in Ardèche (the Rhône Valley) in 2025

Based on the French DVF land-transaction register, 237 vineyard sales were recorded in Ardèche between 2020 and 2025. The median price stands at €150,000/ha and the average at €216,667/ha. The median price — half of all sales take place below it, half above — gives a better picture of the everyday market than the average, which is pulled upwards by a handful of exceptional deals.

Between 2020 and 2025, the median price fell by 52% (€172,333/ha → €83,488/ha).

Prices observed run from €7,071/ha for the most modest plots to €589,623/ha for the most sought-after properties. Appellation, terroir quality and the condition of the plantings explain most of these gaps.

The appellation hierarchy is pronounced: from an average of €10,000/ha for Côtes du Rhône appellation régionale up to €500,000/ha for Cornas. On average, across all appellations, SAFER values the department's vineyards at €109,800/ha.
