At the river's springs, the Loire department grows two granite gamay appellations: the Côte Roannaise, on the Madeleine foothills, and the Côtes du Forez at the foot of the namesake mountains. A vineyard for sale in the Loire, Loire-side, speaks to lovers of terroir gamays, granite cousins of the neighbouring Beaujolais crus.
These compact vineyards live a true renaissance: young settlers, massive organic conversion, growing sommelier recognition. The land, long neglected, stays very accessible — the gap with cru Beaujolais has never been this interesting.
The Côte Roannaise lines its slopes between Renaison and Ambierle: south-east exposures, pink granites, small direct-sales structures. The Côtes du Forez, further south around Boën, work through a renovated cooperative and emerging estates.
Available surfaces include AOC fallows and slopes to replant: for a patient project, rebuilding an estate here requires modest capital, value then built through the wine and the clientele.

Between 2022 and 2025, the median price rose (+30%). The small number of sales (11 over the period) means these figures should be read as orders of magnitude.
