The climate of the Loire and the soil are particularly favourable to the cultivation of vines and the production of great wines The quality of Loire wines depends on many factors: the terroir, the exposure, the grape varieties, the work of the vines, the vinification and the climatic particularities of each year. Each wine estate makes its own choice of grape varieties according to the regulations of its Protected Designation of Origin but also according to the properties of the soil and its geographical location. Between 2020 and 2025, the median price fell by 9% (€43,392/ha → €39,361/ha). The average price followed a different path (it remained broadly stable over the same period), a sign of a heterogeneous market where a few large sales weigh heavily on the average.
Prices observed run from €6,884/ha for the most modest plots to €84,507/ha for the most sought-after properties. Appellation, terroir quality and the condition of the plantings explain most of these gaps.

The Château-Chalon appellation commands the highest values (an average of €55,000/ha), while Côtes du Jura remains the most affordable (€40,000/ha). On average, across all appellations, SAFER values the department's vineyards at €45,400/ha.
