A tourism property for sale in Brittany benefits from a season that now reaches well beyond summer. Resorts on the Emerald Coast, the Pink Granite Coast and Quiberon Bay welcome families in July and August, the season of the big festivals, from the Vieilles Charrues to the Lorient Interceltic Festival; in spring and autumn, thalassotherapy centres, walking on the coastal customs path, sailing and spring tides fill hotels and holiday lets. Saint-Malo, nearby Mont-Saint-Michel, the Carnac stones, the parish closes of Léon and the forest of Paimpont, linked to the Arthurian legend of Brocéliande, are known far beyond France, and ferries to Roscoff and Saint-Malo bring a loyal British clientele every year.

This page covers the whole of Brittany's tourism real estate: granite longhouses with holiday lets, period homes turned into guest estates, thatched cottages and hotel premises near harbours, seafront B&Bs, equestrian properties and leisure complexes. It is written for investors, buyers taking over a hotel or inn, holiday village and glamping project owners, and operators preparing to sell, often on retirement.

Sources: listings published on ma-propriete.fr on 25 September 2026 (asking prices, not sale prices); ma-propriete.fr observatories of country house prices in Brittany and prestige property prices in Brittany (in French), DVF data (notarised sales, French tax authority). * fewer than 100 sales: indicative value.

Two readings of the DVF data combine. First, location drives price: over 2020-2025 the median country house fetched €280,000 in tourist seaside towns and villages, but only €120,000 in the tourist inland, the region's cheapest entry point. Second, a tourism property with several units, outbuildings and land belongs rather to the large period home market, where the regional median reached €809,300 over 2021-2025. The mix by type confirms this: gîte complexes clearly lead, ahead of character homes, while hotels, inns and B&Bs are priced case by case, depending on location and the business transferred.

Buying tourism property in Brittany: the main types

Hotels for sale in Brittany: resort hotels, inns and restaurants with rooms

Breton hospitality is dominated by independent, family-run businesses: seafront hotels in the resorts, harbour hotels whose restaurant serves fish and seafood, boutique hotels on the islands, and town hotels in Rennes, Vannes or Quimper that also rely on business travellers. Inland, village inns and country hotel-restaurants depend on walkers, cyclists on the Nantes-Brest canal and family meals. Properties come in three forms: the building alone, closed and to be relaunched or converted; the building and the business, with goodwill, trading name, staff and licence; or the business alone, with the premises leased. On the coast the building may be worth more than the business; inland it is the reverse, and operating profit (EBITDA) guides the negotiation. Compare with hotels for sale across France and inns and hotel-restaurants to take over.

Gîtes, longhouses and B&Bs

Longhouses with holiday lets, groups of cottages and homes open to guests make up most of the regional supply and have their own pages: gîtes for sale in Brittany and B&Bs for sale in Brittany, listed by agents and private sellers alike.

Campsites, holiday villages and glamping

The coast has many family campsites, leisure parks, holiday villages and sailing centres hosting school groups; their sale follows specific rules (star rating, development permit, pitch management) and is covered on campsite businesses in Brittany. Inland, forests, lakesides and old farms suit treehouses, yurts, gypsy caravans and lodges: see glamping sites for sale. Tourist residences and resort complexes, often run by an operator under a commercial lease, form a separate investor market.

Guest estates and event venues

Manors, malouinières and longhouses with large barns host weddings and seminars; see event venues in Brittany.

Tourism property for sale in Brittany by department

  • Côtes-d’Armor (22): Pink Granite Coast and Saint-Brieuc Bay resorts, medieval Dinan and the island of Bréhat; mostly character homes and houses with several units.
  • Tourism properties in Finistère: Pointe du Raz, the Crozon peninsula, Cornouaille and Léon; granite longhouses, gîte complexes and B&Bs near the beaches, served by Roscoff ferries.
  • Ille-et-Vilaine (35): Saint-Malo, Dinard, Cancale and Mont-Saint-Michel Bay on the coast, Paimpont forest inland; Emerald Coast hotels and year-round visitors from the Rennes area.
  • Morbihan tourism real estate: Gulf of Morbihan, Carnac, the Quiberon peninsula and Belle-Île; many campsites, tourist residences and resort hotels, and the region's highest country house prices.

Coast, granite and licences: what to check

Taking over a hotel or inn involves two transactions: the building, sold through a notary (preliminary contract, then deed of sale), and the business (goodwill, trading name, contracts, equipment), which follows its own transfer formalities. A hotel is a public-access building (ERP): ask for the latest fire safety commission report. Its 1 to 5 star rating from Atout France lasts 5 years. Selling alcohol requires a licence and an operating permit; have the town hall confirm the licence can be transferred. Furnished holiday lets fall under the loi Le Meur of 19 November 2024, which extends registration nationwide, sets phased energy requirements and strengthens the powers of local councils: check the rules that apply with the town hall. Near the shore the Loi Littoral restricts extensions, and the risk report covers coastal flooding, shoreline retreat and, on granite soils, radon. Converting a barn into guest rooms needs planning consent for a change of use, and off-grid septic systems must be SPANC-approved for full capacity.

Tourism property in Brittany: FAQ

Where can I find a hotel for sale in Brittany?

Resorts in Cornouaille, around the Gulf of Morbihan and on the Emerald Coast offer the longest season and the highest property prices. The north coast and the islands need a smaller budget but heavier logistics. Towns, led by Rennes, bring weekday business guests. In central Brittany a village hotel-restaurant costs less but depends more on meals than on overnight stays.

Is a tourism business in Brittany profitable out of season?

The shoulder season is real, driven by seminars, thalassotherapy, walking and city-dweller weekends, but rates are lower than in summer. Ask the seller for monthly occupancy and three years of accounts, then run the figures through our holiday rental simulator (in French).

What budget for a hotel-restaurant or holiday village?

Add the value of the building, assessed against local prices for large homes or commercial premises, to the value of the business, based on operating profit. Allow for purchase costs (see our notary fee calculator, in French), upgrades, furniture and low-season cash. For a campsite, the rural campsite white paper (in French) sets out the regulatory steps.

See all regions on the national tourism real estate in France page. Set up an e-mail alert (in French) or, if you are selling, list your establishment.
