With its jagged coastline, islands and coastal paths, Brittany is one of France's major camping destinations, and a campsite for sale in Brittany attracts seasoned operators and career changers alike. The Gulf of Morbihan, the Crozon peninsula, the Pink Granite Coast, the Saint-Malo area and the Pays Bigouden bring French, British, German and Dutch guests back year after year for the sea, sailing, walking and heritage.
Outdoor accommodation here ranges from small family sites inland to rated campsites near the beaches, via farm camping, the aire naturelle and chalet parks. This page is for buyers planning a campsite purchase in Brittany, people investing in a new project and owners considering a sale. Set up an email alert (in French) to hear about properties in all four départements.

Without public sale prices, value is rebuilt from trading results. Average EBITDA (EBE in French accounts) over several seasons sets the value of the business, with land added when the property is included. In Brittany, distance to the sea matters most: a seafront site in the Morbihan or southern Finistère, where the loi Littoral (the coastal planning law) blocks almost any expansion, trades on a different basis from an inland site near the Nantes-Brest canal or the Lac de Guerlédan. The size, ownership and age of the mobile-home fleet also shift the numbers.
South Brittany, from the Pays Bigouden to the Gulf of Morbihan and the Quiberon peninsula, enjoys a milder climate and a longer season; it is a highly sought-after area, with little available land. The north coast, from the Bay of Mont-Saint-Michel to the Pink Granite Coast and the Léon, draws loyal guests, many of them British, thanks to cross-Channel ferries into Roscoff and Saint-Malo. Central Brittany, with the Monts d'Arrée, the Brocéliande forest and the Lac de Guerlédan, offers lower entry prices and nature tourism for a shorter season. The toll-free N12 and N165 dual carriageways, the high-speed line to Rennes and the airports of Brest and Rennes provide access.
On the coast, the loi Littoral strictly limits development: near the shore a campsite can barely expand, and any new site or significant extension requires a permis d'aménager (development permit). Coastal erosion and flooding from the sea affect several low-lying areas around bays and coastal marshes; campsites exposed to a natural hazard must follow information, warning and evacuation requirements set by the authorities. A PRL (parc résidentiel de loisirs), a holiday park for chalets and mobile homes whose plots are rented or sold outright, follows the same permit logic. Also check the star rating, valid for 5 years, any septic system, inspected by the local SPANC service, and the condition of granite or slate buildings. Our guide on campsite compliance and marketing (in French) can help.
Small sites tend to lie back from the coast, inland in the Côtes-d'Armor, Morbihan or Finistère, sometimes as farm camping or an aire naturelle, limited to 30 pitches, open six months a year at most and without mobile homes or chalets. Their price depends more on land than on EBITDA. Our first steps to creating a campsite (in French) helps if you plan to develop one.
In the Morbihan and southern Finistère, proximity to the sea and scarce land support higher valuations. The budget depends on EBITDA, whether the land is included, the number of pitches and the rental fleet. Check your borrowing capacity with our calculator (in French) and have an accountant review the figures.
This page lists whole businesses. A park selling plots may appear when it is sold as a whole. A single plot, chalet or mobile home in an operating park is usually bought through the park manager: ask for the rules, service charges and permitted occupancy, and have a notaire (the public officer who handles French property transfers) check the deed.
