In the Gers, large homes sold for a median €580,000 over 2021-2025, below the regional median of €640,000, with one of the lowest prices per square metre in the region (€1,485/m²). The same budget buys more space and land here than near Toulouse or on the coast. The country house median of €176,800 in 2025, on an average plot of 6,726 m², confirms the rural character. For a château run as a venue, value then depends on compliant halls, bedrooms, roof condition and the business handed over, which can take it well above the 90th percentile of €902,500.
In the east, near Haute-Garonne, the area around L'Isle-Jourdain and Mauvezin benefits from Toulouse and the N124, the most practical choice for a venue also serving corporate events. To the north, the Ténarèze and Lomagne around Condom and Lectoure offer rich heritage and loyal visitors.
In the west, Bas-Armagnac and its vineyards around Eauze look towards the Landes; to the south, the Astarac around Mirande has the finest Pyrenean views and often lower prices. The Gers has no motorway: guests arrive via Toulouse-Blagnac, Tarbes-Lourdes-Pyrénées, Pau or Agen airports, then by road, so a remote venue needs good accommodation.
Gascon châteaux and mansions, in Lomagne limestone or brick and timber framing, have large roofs and volumes: upkeep and heating are costly, and clay soils can cause cracking.
