A B&B for sale in the Var serves guests who split their stay between the sea and the hills, from the red rocks of the Esterel to the Verdon gorge. The Gulf of Saint-Tropez, the Giens peninsula, the islands of Porquerolles and Port-Cros and the beaches of Bandol fill the summer, while the hilltop villages of the Haut-Var, from Tourtour to Cotignac, Le Thoronet abbey and the Sainte-Baume massif keep spring and autumn busy. Côtes-de-Provence and Bandol wine estates and the truffle market of Aups add to the draw.
Properties range from bastides set among vines to farmhouses with pools and restored old mills. This page is for buyers of a running chambres d'hôtes business, for people converting a bastide, and for owners preparing to sell. Set up an email alert (in French) for new listings in the Var.

At a 2025 median of €381,700, the Var country house sits slightly above the regional level, and one sale in ten exceeds €700,000. A guest house, larger and with several bathrooms, belongs to that upper tier or above, usually without reaching the department's prestige homes, with a 2021-2025 median of €2,700,000. Location explains most of the gap: €620,000 in tourist coastal municipalities against €424,000 inland, where the Haut-Var and Provence Verte give more rooms for the money. Both markets have barely moved since 2021.
The coast runs from Bandol and Sanary past Toulon and Hyères, through the Maures massif from Bormes-les-Mimosas to Saint-Tropez, and on to the Esterel around Fréjus and Saint-Raphaël: strong but summer-heavy demand and expensive land. Inland, the central Var from the Argens valley to Draguignan combines vineyards with quick access to the beaches. Provence Verte around Brignoles and Saint-Maximin, and the Haut-Var from Aups to the shores of Lac de Sainte-Croix, attract walkers, families and heritage lovers at lower entry prices. Guests arrive via the TGV stations of Toulon, Les Arcs-Draguignan and Saint-Raphaël, the A8 motorway, and Toulon-Hyères, Nice or Marseille airports.
Check roof timbers, retaining walls on terraced plots and older pools. The Var is highly exposed to forest fires, especially in the Maures and the Esterel, so review brush-clearing duties, emergency access and insurance before making an offer. The Argens, Nartuby and Gapeau valleys see sudden floods, and the loi Littoral (coastal protection law) limits building near the sea. A chambres d'hôtes business is capped at 5 rooms and 15 guests at a time, breakfast included, declared at the mairie (town hall); serving rosé at dinner requires at least a restaurant licence and a specific permit. See our guide to B&B insurance (in French).
Yes: private sellers list on ma-propriete.fr alongside agents and notaires. Even without an agent, the sale goes through a compromis de vente (preliminary contract) and a final deed signed before a notaire, the public official who handles property sales. Ask for the town hall declaration, recent accounts, surveys and the septic inspection.
Two land-registry benchmarks frame most projects: €381,700 for a country house and €620,000 on the tourist coast. A four- or five-bedroom guest house with a pool sits above, especially near the sea. Add works, fit-out and purchase costs, and check your figures with our financing plan calculator (in French).
Away from the beaches, bookings depend on wine, cycling, hiking and village festivals: a longer season, but lower nightly rates. Room count and evening meals weigh heavily on results. Test revenue, costs and tax with our B&B profitability simulator (in French), then have an accountant review it.
