This is the region's most affordable market: half of the country houses sold in 2025 went for under €260,000, and the top decile starts at just €381,754. A guest house with more space and land sits above that ceiling; too few homes over 300 m² sell here to publish a prestige median, and the regional €2,475,500 mainly reflects the coast. Prices are rising, +18.2% since 2020, driven by tourist-inland villages (+11.4% from 2021 to 2025) around the Verdon and the Luberon.
The south, between the Luberon, Forcalquier and the Montagne de Lure, has hilltop villages and bastides, and the best links via the A51 motorway and Manosque station. The Valensole plateau and the Verdon, around Riez, Moustiers and Lac de Sainte-Croix, get the summer crowds, peaking with the lavender in June and July. The Durance valley from Manosque to Sisteron is more residential. In the north, the Digne area, the Ubaye and the shores of Lac de Serre-Ponçon offer summer and winter seasons, lower prices and harsher winters. Guests usually arrive via Aix-en-Provence TGV station or Marseille-Provence airport; the narrow-gauge Train des Pignes also links Nice to Digne.
Bastides, stone farmhouses, dovecotes and village houses under Roman tiles need a survey of roofs, walls and terraces. Wildfire brings brush-clearing duties around isolated buildings, valleys see flash floods, and the department carries a seismic risk. Mountain and lakeshore planning laws limit extensions and pools, so check with the mairie (town hall). Water supply and private septic systems, inspected by the SPANC service, deserve attention.
