George Sand's Berry, the ponds of the Brenne and the winding Creuse valley give a B&B for sale in Indre a quiet, unspoilt setting for guests who want nature. Around Nohant and La Châtre, the Vallée Noire draws readers of the novelist; the Brenne regional nature park attracts birdwatchers, anglers and walkers; Gargilesse, Argenton-sur-Creuse and Éguzon lake appeal to painters, canoeists and families. In the north, Valençay château, the Reuilly vineyard and Beauval zoo, just across the border in Loir-et-Cher, bring many families in summer.
Properties range from Berry farmhouses on large plots to maisons de maître with outbuildings, sometimes with spa facilities. Indre has the lowest prices in the region: a €95,000 median for a country house in 2025, or €1,042/m², on an average plot of 4,049 m², the largest in Centre-Val de Loire. Even the top decile, at €170,000, is far below the prestige market, where the regional median is €588,900 over 2021-2025. A five-bedroom guest house often sits between the two. Tourist inland areas such as the Brenne and the Creuse valley show a €81,818 median but the sharpest rise, +14.4% since 2021.
The north, from Valençay to Levroux and Reuilly, benefits from visitors to the Loire châteaux and Beauval zoo, with a busy family season. The Brenne, around Le Blanc and Mézières-en-Brenne, lives on birdwatching, fishing and walking from spring to autumn. In the south, the Creuse valley offers steep scenery and water sports, while the Vallée Noire keeps George Sand's memory alive in quiet hedged farmland. The A20 crosses the department through Châteauroux and Argenton, and trains from Paris-Austerlitz serve Châteauroux. Low prices buy large houses, but filling rooms out of season takes active marketing.
Limestone farmhouses, barns and bread ovens make up most of the housing stock: have roofs and shallow foundations inspected. Clay soils shrink and swell, and the Indre, Creuse and Claise valleys are flood-prone. A pond on the land, common in the Brenne, means dam upkeep and checking its legal status; see our ponds for sale section. Private septic systems are inspected by the SPANC service. A chambres d'hôtes business is capped at 5 rooms and 15 guests at a time, breakfast included, with a declaration at the mairie (town hall); serving wine at dinner needs at least a restaurant licence and a specific permit.
The local market makes it possible: with a €95,000 median country house, buying a large building to renovate remains affordable. The real cost lies in works, compliance and fitting out rooms. A running business with bookings and a website costs more but starts faster.
The legal limit is 5 rooms; many owners open three or four and add a holiday cottage. Read our article on how many rooms to offer (in French) and try the B&B profitability simulator (in French).
Gather the town hall declaration, accounts, occupancy history, reviews, surveys and septic report; buyers often come from far away, so good photos help. Then list your property.
